If I were you Surrey, I'd contact ChrisR by email through his contact - you might be local, he knows his stuff and appears reasonable(I've read a lot posters on here btw).

Personally, I'd get rid of the foam washer and just use mastic or if you're worried about not being able to open again easily could use plumbers mate(know some people don't like it though). But I'm no expert.
