Hello I used to have a cold water tank, but took that, I just have hot water boiler on it's own not combi, so when I turn the tap on it's takes about 30 seconds for it to heat up from cold to warm Hope this helps,

i also forgot to mention, the hot water is fine through out the house, this problem only started on this tap since it was fitted, but when the boiler is switched off, the cold water through the hot water outlet is fine, its only when the water warms up the flow reduces to a stop!
