Rotten roof wall plate in Edwardian terrace - what to do?

Erm ok. In the interests of me finding out what my "Roof" album looks like to someone else on here, this is what I see when I follow that link: Seven clickable thumbnails in an Album called "Roof". Click the thumbnail to get large version of image. This has a title at the top (as per thumbs)...

Rotten roof wall plate in Edwardian terrace - what to do?

Cheers dann09 - I'll edit and repost. Out of curiosity, could you see the pics plus descriptions in the album that was linked too? Just checking in case I'm the only one who can see them!

    Fishing for help

Hi all, I've been fishing for help in the Roofing Forum but bites are proving hard to come by. I thought I'd trickle a bit of loose feed into the margins of the ever popular Building Forum to see if anyone here may have some advice . I'm not expecting a feeding frenzy but a couple of bobs on...

Rotten roof wall plate in Edwardian terrace - what to do?

EDITED to put pics in context, add plans and tidy up terminology. Hi All, I am refurbishing an Edwardian terrace and have uncovered a roof issue that I would like some advice on please. The roof in question is not the main roof but the smaller pitched roof over the rear original two...

    Plate and joists

View straight up from old bedroom. Flat board is the underside of the valley gutter. Rafters are tied onto a plate that runs across the joists (just under the insulation in the pic)

    Partition walls

I am concerned that the partition walls are now actually giving some support to the joists now that they have moved. I'll be leaving these in place for now.

Vokera Linea 28 - no green LED but power seems ok

Spot on with the advice guys. After isolating the leccy I got in to the PCB with the pots on, and the spindle on the back of the mode selector knob had snapped. As had the one for the CH temp. I turned the mode pot to on with the remains of the bust spindle and the boiler fires fine. I've...

Vokera Linea 28 - no green LED but power seems ok

Thanks for pitching up ianmcd. In answer to your questions: "With power on at the wall, the green LED remains unlit, as does the red LCD display. The timer clock can be heard whirring merrily away. Changing position of mode selector or either temp control changes nothing." So no and no. It...

Vokera Linea 28 - no green LED but power seems ok

Hi all, I've inherited a Vokera Linea 28 gas combi boiler at a property I'm refurbishing. I've only fired the boiler up about a half dozen times in four months but it's always worked fine - until last week. With power on at the wall, the green LED remains unlit, as does the red LCD...

Shower tray support - could someone enlighten me please?

Cheers Woody. Will probably re-instate the floor boards and put the ply on top as that will be easier than cutting/bracing the floorboards around the ply. Like the ply/kitchen legs idea though! - Lube

Shower tray support - could someone enlighten me please?

Hi all, I posted this in the plumbing section but no response as yet so I've reposted here (looking to buy my materials today...) I'm replacing a small shower tray with a larger offset quadrant stone resin tray. The original tray was on a plinth built directly onto the joists because there...

Shower tray support - could someone enlighten me please?

Hi all, I'm replacing a small shower tray with a larger offset quadrant stone resin tray. The original tray was on a plinth built directly onto the joists because there are no floorboards under the tray, they look to have been rotted out and removed when this tray was fitted. The new tray...
