    yes the toilet is downstairs at the back of the property. and the overflow pipe literally exits the top side of the toilet cistern and straight out the wall to outside. I did wonder if putting a tundish on it and putting it into the pipe from the cistern to the bowl might help the situation...

    went to see my dad over christmas, he was chuffed as he was just about to finish the decorating of the small toilet and the bedroom next to it.. shame whilst I was there he decided to flatten a lump in the corner of the wall with a hammer..... turned out it was the remains of a water feed...

    yeah i check in reasonably regularly.. im about to embark on a marathon of diy in a different manner im building two horseboxes at work so once I have the shells built I have to build the kitchens/wetrooms etc..

    i expect what you thought were pine floorboards were actually douglas Fir which has an amazingly orange colour when varnished. especially if the place was built around the 1890's
