Upon further research it seems the requirement is 2000mm, the 3oomm dimension is for wall terminations which of course fan the products away from the window. In all cases follow the manufacturer advice!

Hopefully you will be in possession of the documentation for your boiler, this will detail the distance required from an opening window. The dimension stated in the relevant british standard is 300mm as you indicate.

As per the british standard , a flue termination must be more than 600mm from a boundary. If less than this I think your neighbour has a valid grievance. I suspect any non conformity would cause problems with property sales and the H.I.P.

Is the hot water ok at the hand basin/ kitchen sink? Is the flow very much better from the cold than the hot water?

Ignore regs at your peril. As it happens the jury is still out on gas pipes under floors in new build with chipboard flooring, be a brave man who would take a gamble. As for spouting regs, they are what keep the industry safe I would hope.

The powers that be consider that t&g floorboards offer sufficient adventitious ventilation to disperse a gas escape should one occur, you can only work to guidance offered by those in the know. As regards installations in new builds with studded walls then guidance is readily available.

The gas pipe should be enclosed by timber battens sealed to prevent a gas escape from dispersing behind the plasterboard, either that or ventilate the void at high and low level. Looks a bit late in the day now thuogh... :?

Should the gas pipe have studding/ sealant either side of it behind the plasterboard to isolate it from the rest of the void?

The building regs currently require one to be fitted, to prevent the boiler from firing when there is no real demand. Stops the boiler cycling?

I'd second that, hold a significant retainer from him pending satisfactory performance. If you are ultimately happy then negotiate a lower price to reflect lower spec boiler.

Check to see if water is coming out of the release pipe ( outside the property) when you put the heating on, are you topping the pressure ie filling the system up? If so then likely to be expansion vessel charge or needs replacing.

Id suspect gas valve (solenoid jammed), check for 240v on connections.
