Is my neighbour's extension safe? / it's on my land!

Especially when Approved Inspectors could just come along, check the details of the plans, contact the applicant and undercut the LA's fees for the inspection stages. That's why a lot of LA's don't show everything on their BC public access pages.

Missing certificate of completion, selling house

There is standardisation in the way that fees are paid; a full plans application is paid in two parts, plan fee is up front when you submit your application, then when you start work the inspection fee is invoiced to you. It's historical and it allows for the fact that some work never takes...

Is my neighbour's extension safe? / it's on my land!

Let's hope its not an approved inspector then! That said, how can an FOI be justified where the 'service' is in competition with private companies but yet exists in public office? I think most LA's would use competition argument and client confidentiality, otherwise why privatised BC in the...

Missing certificate of completion, selling house

First of all it is still not a legal requirement for LABC depts to issue a Completion Certificate automatically on successful sign off of an application although there are plans to change this. That said the majority do and the cost of the certificate is coveted by your fees. It is common...

Is my neighbour's extension safe? / it's on my land!

I'm not so sure you would get the information under FOI. Why is it in the public interest to see private inspection notes between two parties for work that is not yours. There would be other means to determine foundation depths to resolve your enquiry as its your land so you can dig a trench and...

Garage Conversion into Kids Play Room/2nd Living Room.

Obviously you realise you need Building Regs but have decided not to get it. The garage is a controllable building as you confirm the size is 35m2 internally so any changes you make are controlled, whether it has sleeping accommodation or not. This includes replacing your Windows and doors too...

    Garage Conversion

It might do depending on the final height of new roof. PD specifies no more than 4m on side extensions. I appreciate it already exists but the roof may be taken into consideration. It may also need PP if your PD rights have been removed, you will need to check with you LA. Oh and you need BRegs!

building regs (lintel for Replacement front door)

Would you not need an experts opinion to challenge this? Say a structural engineers report? This might cost more than regularising the work, and most solicitors would likely prefer a LA certificate over a SE report. Either way it would enable a house sale. How would you prove this is just...

building regs (lintel for Replacement front door)

Very few LA's take out enforcement action but they will undoubtably reveal the unauthorised work in any local authority searches. If you're thinking of selling your house then this may (and I stress may) cause some buyers to be put off.

    Loft/Garage Conversion

Planning information is in the public domain so it would unwise for an LPA not to be transparent about the information they hold. It would be revealed under EIR at no cost and most LA's would prefer not to be swamped with EIR requests. You could remind them of this when you speak to them...

building regs (lintel for Replacement front door)

Installing a lintel is a structural alteration and covered under Part A of the regs. Combined with the fact they have seen the work as a result of inspecting the door it is unlikely they will let you off. If you're not a structural expert then you should get it checked by a pro, then get it...

Conservatory window seal on a party wall

Check your deeds to see who is responsible for that party wall/fenceline. If its you then ityou should contribute but make sure if looks attractive to you. If its your neighbours then tell him its his responsibility but you make then not get a choice on what it looks like!

    Need certification regarding load-bearing situation

In my experience some council building surveyors acting for Housing Departments do not consider the opinions of council Building Control surveyors. Often they work in silo's and have their own remits. Perhaps that is where the confusion comes from. One is asking you to proove to the...

extension with a conservatory on top

Building Regs will apply to the conservatory and it may be difficult and expensive to achieve the energy requirements with a 'simple' conservatory. I often wonder why people don't consider extensions over conservatories? Extensions can be used all year, conservatories often can't.

    Flat Roof Insulation

There is also a Competent Person Scheme for roofing, [/url]http://www.competentroofer.co.uk/. If you join the scheme it will save you submitting to the LA for every job. Otherwise you need at least a Building Notice everytime. It is too common that most roofers across the country continue...
