    Building regs does not have continuous control, you could say the same about a fire door, you can leave it open, smoke seals wear out etc I would expect its operated by the smoke detection system.

    Assuming it is built/modified to suit the latest B regs it will actually be an FD30S. There are two issues to consider, MOE within the flat and MOE from the upper flats using the single stair. The communal stair requires either protected lobbies or in this case the protected hallway...

    You're making the mistake of considering MOE to the flat only, as the flats are served by a single stair, a protected lobby is required to the staircase. Edit - should have said protected hall not lobby.

    I build a lot of Lambretta engines, but as production was shipped out latterly to India, quite a few people source seals and bearings from scooter specialists getting supplies from India, I refuse point blank to fit them or any of the electrics from over there.

    No they can use any inspector they like whether it be LABC or private, "building control body" is a generic term for all types of building control.

    That probably explains it. I rebuild quite a few scooter engines, bike hubs as well as 4x4 gear/transfer g/boxes, only ever use European or Japanese ones from known manufacturers. Next time either measure the bearing, look for the bearing number or take it along with you and buy your bearing...

    Just out of curiosity what make of bearing are you using, there is some absolute s***e out there made to any old tolerance. Shouldn't that bearing have shields in as well.

    No, the only time limit on B Regs is that you must commence the work within 3 years of submitting the app, once you have started there is no time limit to complete. If you are fitting the bathroom at a later date you could request an occupation inspection, though I'm not sure how B control are...

    All the drainage/fittings need to be in place, rads will need to be fitted, handrail etc. Essentially completed work apart from decorating, tiling etc. Inspection can be carried out and gas certs/electrics can be forwarded later but you won't receive the comp cert till these are provided.

    I have a little sideline buying restoring selling tools, over the years I've got shot of the crap, average stuff etc, and kept all the better gear so all I have spanner wise/mechanics gear is original Brittool, King Dick, Snap On, Gordons, Facom etc, nothing draper anymore.

    I wouldn't have a Draper tool in my box, bought a set of Draper spanners 30 years ago, ring spanner broke setting the tappets on an Escort and another broke shortly after and I wasn't abusing it.
