    Alterations to approved plans

If its a full plans B Reg app some LA Building control will insist on an amended plan, though these days most are not as strict regarding minor changes. Certainly the authority next to where I worked would insist on this, but they were a little odd in their approach to B Regs, even one of the...

    Loft Help

Its a new storey with a habitable room so B Regs apply.

    Retrospective building regs sign off

A private inspector cannot enforce B Regs, though he can refuse to complete the work until these items are completed, in such situations they can cancel the initial notice, you can then see if you can find another private inspector to take over the work, though I doubt any will be willing to do...

    Alteration to existing loft conversion

Still can't grasp the the difference between a change of use and a material alteration.

    Alteration to existing loft conversion

No, but the work will require a B Reg application.

    Retrospective building regs sign off

The OP has referred to the "company" so I assume its a private inspector who do not have any powers of enforcement.

The garage want £50. to diagnose my car fault.

I did the same used the RAC to recover me off the motorway and get me to my dads, then reported it as a breakdown to AA the next afternoon who did a diagnostic, turns out it was the EDU on the pump.

    Time to say goodbye?

I've scrapped loads, I treat them as disposable items, tend to buy cars for anywhere between free and less than £250 though my present one cost a whapping £320 2 1/2 years ago spent £30 on it so far to repair an EDU. In recent years I've got anywhere between £20, £50, £70 and £120 depending on...

Porch just over 3M Sq, is there margin in permitted development?

It will only get measured if there's a complaint and planning enforcement get involved, even its marginally over its highly unlikely it will be taken any further, certainly at the last two authorities this never happened, even if planning enforcement wanted to it had to go up to legal to be...

Reroof regularisation and loft insulation (how much should I add?)

I hadn't realised you have worked in every local authority building control section in England and Wales! That's how I interpret it as did other colleagues, though you could make an argument that the entire roof construction including the ceiling is all one element, this is the view my old boss...

Reroof regularisation and loft insulation (how much should I add?)

Simple answer no and they are separate things. I've had another look through the statutory instrument, firstly I'm still of the opinion that the renewal of a pitched roof covering where the insulation is at a lower separate ceiling level does not require a B reg as it is not work to the thermal...

Have Building control fees gone up lately?

Each authority sets its own fees and any timing of revues of fees are down to each individual authority, there is no set time.

Reroof regularisation and loft insulation (how much should I add?)

My interpretation is that it is not a thermal element, the insulation is at ceiling level and it is the ceiling not the roof that constitutes the thermal element. Flat roofs, vaulted ceiling etc I would class as thermal elements and B regs would apply, however its all irrelevant if you boss...

Have Building control fees gone up lately?

I got a couple of quotes for some work I did on my daughters house from some private inspectors, one of them from one of the lads I worked with for 20 years in local government who lived just a couple of miles away, still couldn't get any where near to the LA quote. At least it saved me the...

Reroof regularisation and loft insulation (how much should I add?)

My interpretation and my old colleagues is that it doesn't need B Regs where it is a non vaulted type pitched roof, ie large open roof void below, however my old boss disagreed with that so it didn't really make any difference, so I still had to inspect them. Have you checked with your local...

Pressure wash scam left our roof damaged and ugly

I used to deal with a lot of stone slate roofs and I did hear about cow s**t or possibly sheep s**t (there weren't any cows in that area) being used to speed up the weathering to replacement roofs. Never saw it done and I could never decide if it was the roofers taking the p**s.

    Fire doors again

You could future proof the loft conversion from any changes to the B regs by applying for it now, fitting the fire doors at this stage would constitute a start, there is no time limit on completing the work. Smoke detection is only required in the stairway. the doors should not be fitted with...
