Few questions on Regs for final certification.

No, mechanical vents normally means powered extract fans, though you can use passive stack ventilation but this is rare, I've only seen it used twice on existing dwellings and that was on my own property and one of the lads I worked with installed one at the same time.

Few questions on Regs for final certification.

Cavity closers are not a statutory inspection, if you say you haven't got any pics there's not really much they can legally do. Both rooms require mechanical vents.

    Re-using Garage Foundations (ed.)

The fact that it is a prefab is irrelevant in determining if it needs B Regs or planning A pre fab concrete garage under 30 sq m is exempt from B Regs.

    Garden Outbuilding - building regs?

As long as it is 30 minute fire resistant, but must be on both sides of the SIPS panel If its under 15sq m then it is exempt from B Regs regardless of position of boundary or whatever material it is built with.

    Advice on planning?

As far as B Regs goes this will not be exempt as it is not detached. The elevation on the boundary will require 30 minutes fire resistance to both sides. The external elevation will also require class 1 (in old money) surface spread of flame. If using timber T&G this will most likely need...

    Garden Outbuilding - building regs?

There is no definition of "substantially non combustible" in schedule 2, however simply cladding the side in brick slips would not, in my opinion, make it exempt. This is also the policy of all the LA's I have worked at or with. Simple solution would be to position it 1m from the boundary...

Front of Bungalow - Remove Render + Add (Natural) Stone...

Looks like its an ancient Tartarian empire, free energy collecting, mudflooded building and the stone has melted! Seriously though there are people in Scotland going around filming this type of building and making these claims.

    Slippery Metal Steps

Probably should have added that aluminium tends to be a little bit more slippy than steel or galv, thats the point I was making, sorry.

    Slippery Metal Steps

Its only (or was only?) available in aluminium, it stopped being made in steel years ago, I knew someone who managed to find some old steel stock for originality to restore an old 50's car transporter.

    Do we have an RSJ?

Yeah its only much older properties that didn't always have lintols in place and relied on the window frame.

    Slippery Metal Steps

Bear in mind its probably aluminium, in which case you will need an etch primer first.

    Do we have an RSJ?

If its a cavity wall then it will be a combined steel lintol.

    Large Garden Shed

Sorry I read it as 30 sq m. D'oh! how far from the boundaries, are you bordered by roads/footpaths etc your main issues could be fire seperation. There is no specific guide for garden sheds.

    Large Garden Shed

If its 1m from the boundary and under 30 sq m then it will be exempt from B Regs, the 2.5m height refers to planning.

    Large Garden Shed

How far from the boundaries will the shed be?

    Balcony safety

Aside from any planning issues, it would need permanent balustrading to comply with B Regs, this would also have to go around any orangery style roof glazing if installed. A simpler solution, as suggested, would be to fix a Juliet balcony to the doors to get the completion certificate.

Hiring questions - Can you continue working in late 60's and 70's?

One of the local builders I knew, his dad retired as a diesel fitter at 65, took a week of work and started for his son 5 days a week, last time I saw him he was 73 and was lifting the bottom courses (diminishing courses so they were the biggest ones) of a stone slate roof onto the roof, it was...

    Loft plans

One of the loft conversion specialists where I used to work would use the same set of calcs for every job in the same street, unfortunately the original terrace wasn't all built at the same time and there was a single king post truss rather than two king post trusses as on the other parts of the...

    Roof construction queries

That's how I would do it, but that's so I could I could use the steel for an engine hoist and/or lifting body tubs off chassis, and you've got somewhere to store light body panels, scooter engine cases, gear boxes, forks etc.in the loft area and you can insulate and board the ceiling, never been...
