Escape window and protected stairway for loft conversion?

I assume its a second floor loft? In which case escape windows are no longer acceptable and a protected staircase is now required, although you can still install one if you wish but B control will not be interested. Escape windows are acceptable at first floor.

    Insulation Direct on Walls?

Oh FFS no but any additional work that involves part A, B and M or installation of fittings etc will, if the work does not involve alterations to these parts no app is required other than Part L. Why is this so difficult to understand?

    Insulation Direct on Walls?

Simple answer no, but any work such as any additional structural work will. In theory if the garage already had fixed heating and there was an existing door into the garage, then no app is required for any upgrading work is at the total discretion of the owner.

    Insulation Direct on Walls?

So your more than happy with BCO's making up there own regs? Again where in Reg 5 is this a change of use? Show me where I'm mistaken?

    Insulation Direct on Walls?

Woody seems to believe that he knows the regs, which he clearly does not, Change of use under B regs has very clearly defined change of use definitions within a statutory instrument as opposed to guidance, a garage to habitable space does not fall into any of these catgories nor does a change of...

    Insulation Direct on Walls?

And yet again Woody makes up his own regs, its still not a change of use, and yes such classifications do exist in B Regs but not in this instance. https://www.legislation.gov.uk/uksi/2010/2214/regulation/5/made Perhaps you can enlighten me as to which category applies? As reg 5 does not apply...

    Insulation Direct on Walls?

And yet again Woody makes up his own regs, its still not a change of use under any of the legal definitions of Reg 5, and yes such classifications do exist in B Regs but not apply in this instance. https://www.legislation.gov.uk/uksi/2010/2214/regulation/5/made Perhaps you can enlighten me as...

    Insulation Direct on Walls?

As far as I know all LA just use one Building notice form for all types of app.

    Insulation Direct on Walls?

Its not a change of use under B Regs. though inevitably there will be some work carried out that will require b regs.

Garage Conversion - Floor is level with House

Not necessarily, see my previous comments, I can assure you that I am by no means unique in this approach, though I did stress to check with the BCO. The adjacent authority to where I work are notorious for their inflexibility, so much so that one of my colleagues used a private inspector when...

Garage Conversion - Floor is level with House

Got to agree I've lived in old houses all my life to suggest they are unusable is nonsense, I did relay the floor the kitchen floor in my last house and insulated it but you didn't notice any difference to any other room. OP Something I didn't think about, but if you have no DPM in the floor...

Garage Conversion - Floor is level with House

That is the approach I would take, I have accepted the existing house loft being topped up or the existing house walls insulated, at the end of the day its about reducing CO2 emissions, but you will need to confirm with your BCO.

Garage Conversion - Floor is level with House

You either break up the floor and reduce the level or have a step. However from a B Reg point of view I wouldn't insist on either, providing some other compensatory work is carried out, ie increasing the required insulation levels of the walls/roof f the former garage and/or improving energy...

    Best impact resistant bits?

Snap on impact driver bits are aptly named, they Snap Off. Unfortunately sometimes completely flush in a countersunk set screw whilst trying to remove the rocker shafts on a Suzuki, couldn't remove the broken bit as it was flush, couldn't drill the head out as the bit was too hard for the...

    Ceiling Leak: Ventilation pipe?

My dad was working on a flat roof of a pub owned and modernised a few years by the building contractor he worked for with one of the labourers who casually asked him which pipe sticking through the roof was for the soil and vent pipe, my dad told which one he thought it was and give it no more...

    Drainage question

In that case most authorities accept a roddable type gully with the drain junctioned onto the existing foul drain, though my adjacent authority were insisting on a chamber a few years back. Yes it requires B regs. for the installation of the drain, it will also be required if you have fitted a...

    Drainage question

Should be a chamber if its foul water, did building control pass this?

    Should We Have Informed LBA?

Nothing to do with the loadings either then? Just a policy that all 6x4 are OK up to 3m and that's it, not much of a policy then. Perhaps you could show me one of these proper "policies", or is this just another case of making something up, again? None of the authorities I've worked seen to...

    Should We Have Informed LBA?

Even if it is load bearing a SE may not be required, I usually request the steel be exposed at the bearing points, if I consider the steel is overengineered then I wouldn't require calcs, this is also the approach adopted by all the BCO's I've worked with, though not all LA may take this approach.

What is the correct procedure for removing chimney?

That's why I said it didn't need b regs, the chimney is getting completely removed.
