    Another update. I've had the electrician out and he's replaced the extractor fan and found quite a lot of moisture around it. This seemed to fix the problem but the tripping has come back. It's always either the lights circuit or the RCBB that serves that side. Not sure what else was checked...

    Thanks for all the replies all. Most of which went over my head :) As way of an update, I sent an electrician over to take a look but there were no faults. I think the tenant reset the trips and all was working so they assumed all was ok. They also replaced a bulb which had blown but not sure...

    As the kids are small you may be able to split the bottom bedroom similar to the below and keep the bathroom where it is If I've got the scale roughly correct they shouldn't be too small rooms (single beds in blue for scale) Storage in red.

    Why is he rude. He's rebuilt it and asked about filling in the bottom pieces and people are telling him to burn it? You may be able to use some plastic soffit board along the lower edges and tuck in under the loglap to keep the water out

    You wont be able to sand some corners as it's down to the metal already so you'll need to fill and blend somehow. Not the best plastering job

    Perfect thanks, And this can be left without any tiles on for a period of time and still be ok or will it wear off.

    What would you do if there could be no insulation in front of the pillars and just between? Could plasterboard go directly on the pillar or would it need something behind it as it's single skin?

    On your last pic you could you put the sink on the grey (shaded) wall and then most of the sinks pipework would be hidden behind the bath. I'd also go for as large a shower as you can as the cost is not a great deal more
