Sounds that come from that area are more often due to muck in the heat exchanger, even if its only a year old, I bet the noise was not their on day one,

Could be faulty diverter cartridge, run the hot water only and see if the c/h flow pipe warms up as well,ie taking some of the heat from the hot water side,

Hi, to tell if the boiler can modulate at all go to the gas valve and chek with manometer that the burner pressure is at 12 mbar when hot tap running then disconnect a modulating wire it sits next to another wire at front of valve and then read what you have got ,it should be about 2 mbar ...

YEP Its the diverter valve , you might as well take out baxi insurance on to get the work done as its probably as cheap as getting someonre from yellow pages

pays your money for numerous parts to try and cure the problem

yeh by the time you have done , it will be cheaper to get heateam in to do the job

Change the whole diverter valve to be sure and make sure you have some new fibre washers and o rings ( about 45 mins)
