    I do the -50v incomming check, and if i don't have a meter handy it's even known for me to ring the number in question and short the pair to answer it then tap them together to listen for "clicks" to make sure I have the correct pair. I'm sure thats not in the BT test guide!

    As a further thought are there any lead valleys etc leading down to the porch, ive had a leak in mine which i finally traced to a combination of erroded mortar on the main roof hip tiles & cracks in a lead valley. Do you see any wetness in the main roof?

    Is the gutter blocked? It might be water running down the back of this and then through the underside of the tiled roof into the flat roof.

    You might find your solictors would pay for a policy even now. Always worth a letter of complaint, it'll only cost you a stamp. It should be in the Client Care Letter who you need to write to.

    Thanks. If it does need reroofing do you think I can have any sort of claim against my surveyor (i only bought the place 6 months ago) as the only comments he made on the roof was the felt was untidy & the ridge / hip needed repointing?

    Thanks for the comments on the valley, that kind of agrees with what the flat roofer was saying. The verge picture was just to show that the ridge only covers the tiles by about 20mm if that. I wasnt sure if the coverage should be greater? I'm just trying to get ideas before the roofers...
