    I used Dulux satinwood last week. After 2 days it had flattened off and it looks perfect now.

    I would prune it now see what happens. It might be shocked into flowering next year. Make sure that the soil is moist especially in spring and summer.

    Keep the leaves moist especially in the summer. The fungi helps breaking down the leaves; it will not harm living plants as somebody already mentioned.

    You could use plastic pipes (e.g. from Plumb Center) and netting. Obviously it wouldn't be a square cage but the tunnel shape does the same job.

    You mention that you are on a limited budget. I would still get some quotes from local tree surgeons it might be cheaper than you think to have the tree cut down. If you go down the diy route don't forget goggles, gloves and head protection before you start.

    We have always lived in old houses and have never had felt. The surveyors have never commented on it. Don't be pushed into a price deduction.

    Recommend a garden vac

    Whichever you buy please be very careful. This time of the year lots of animals shelter under hedges (hedgehogs etc.) and using a vac can disturb them or even suck them up. Sometimes it's better to leave the garden looking a bit untidy this time of the year.

    I would clear the weeds and plant two or three ground covering roses. They are easy to grow and the thorns will deter the animals.

    Miele is expensive but very good. Our Miele washing machine stopped working last week, repairing the ball bearings is too expensive. It's 19 1/2 years old. We never had any problems during that time. All my friends with different makes (cheaper) have gone through 2 or 3 machines over the years.
