Flexi Toilet pan connector - broken

Thanks fellas for the replies. Had a DIY friend coming in today lunch time and we went to Screwfix and got a 90 degree flexi Mcalpine and he replaced it. Had mash wires inserted between the gaps before, so will ensure I do it thoroughly this time, so not sure why damn rodent comes through...

Flexi Toilet pan connector - broken

Thanks for the replies fellas. So I should be looking for 90 degree pan connector and forget about the flexi connectors. At first I thought it could have been a rat/mouse to cause a tear, but you guys think it's sheer straining that likely caused the damage. If I can fit a 90 degree solid...

Flexi Toilet pan connector - broken

Hi Folks, Our downstairs toilet had a new Flexi pipe fitted end of last year, after the original flexi had cracked which was 5 years old. But the new one lasted only 5 months. Even when the plumber fitted the last new flexi, it wasn't right I felt as there some smell lingered, unlike before...

How to patch up Half Round Gutter

Hello folks, Noticed during the downpour that our low lying black plastic gutter in the back of the house, overflows and water gushes out in a spot just above our french patio doors at the back. I took a closer look today and it appears that there is a gap of 2 inches on the top of half round...

Role of Surveyor in Party Wall Agreement

Sorry don't know what you mean. The chimney stack has been removed by the neighbor's builder. If you could enlighten me further, as I'm not too technical, as you can see.

Role of Surveyor in Party Wall Agreement

Hi Wessex101, yes, the chimney stack was not in the party wall agreement, the surveyor could have forgotten to add, but he said he won't revise the agreement to include it, as the stack does not cover Party Wall. So it means there in nothing in the agreement as to how to they'll seal the...

Role of Surveyor in Party Wall Agreement

Well takes a lot of worry out. So there is no need for ventilation if there is no stack left and no chimney breast. Wonder how the builder would finish it off.

Role of Surveyor in Party Wall Agreement

No Surveyor is not a estate agent friend of the neighbor. There are no fire places have been sealed up on both homes and chimney breast had been removed before. I thought they had to put some air bricks?

Role of Surveyor in Party Wall Agreement

It's not ventilating a stack, it's to ensure that there is adequate ventilation after its removal, so that condensation does not build up.

Role of Surveyor in Party Wall Agreement

Hi Folks, Neighbor started his loft conversion and I had agreed for him to remove our shared chimney stack, but I insisted on getting a charted surveyor to be appointed for both parties and party wall agreement drawn up, to ensure that it's done properly like ventilation of the chimney once the...

To fit a Kitchen mixer Tap?

Hi everyone, Just wondered how much would I expected to pay a someone to replace my old mixer tap with a new one I bought. So just labor charge. The reason I asked is that I asked a guy who was doing renovation work to a neighboring property and he said £70, and he didn't speak English...

Gutter & Down pipe - Is this OK?

The neighbor does not want any water to run on his gutter, as he does not have a gutter drain but a waterbutt to collect water. He is suggesting I fit two downpipe, extra 1 to my existing downpipe but it will look unsightly. Replacing the gutter with a deep one, will be time consuming and...

Gutter & Down pipe - Is this OK?

Thanks for the reply. Can you please explain what you mean by 'upper pipe down to the drain in a continuous piece' do you mean the pipe coming down from the roof of the neighbour's house going directly to my down pipe? and what is a highflow gutter?

Gutter & Down pipe - Is this OK?

The left part, my side of the guttering, there is a hole in the soffit, the water sprouts from there. There is no blockage. No I have not been up there while there is a downpour.

Gutter & Down pipe - Is this OK?

Hi Folks, This photo is back of the house. In the event of a heavy rainfall, my guttering overflows through a hole in a soffit at the back of the house. I am wondering the down pipe arrangement on my side of the property may be carrying too much water for me and my neighbor, who has a kitchen...

Low water level in Toilet bowl.

No there is no other manhole, except sewage pipe and stack/house.

Low water level in Toilet bowl.

No. Could it be excess toilet paper stuck inside the toilet or soil from roof clay/debris entered the soil stack.

Low water level in Toilet bowl.

We re-paved the surrounding area, and left this manhole upaved, for access. The rest of the area is lawn. When we dismantled the original paving this was the only metal lid in the back garden and there is none in the front.
