thank you for your response. Fair comment, but I've been told that it is unlikely that the existing boiler will cope with the extra workload and it needs to be moved any way. The boiler has already had repairs. Sorry, not sure about the heat loss value.

We have a Worcester boiler that is being replaced as we need a larger one to cope with an extension we are doing. We've been recommended to have a 36 plus capacity. Is there anybody that can give me advice on the best combis out there?

what about a new gutter with an overlap over the roof that fitted inside the existing one?

not sure if it is lined with anything but it is at the top of the gutter where the water leaks in.

I purchased a garage many years ago that is part of a block of 4 garages; the backs of 2 of the garages join onto the backs of the other 2. Water leaks into the back of the garage between the join of the roof and the wall and I would like to find a solution to this. In the photograph mine is...
