    serviced plot expectations

thank you. Our intention is to buy land with outline planning permission to build 6 houses, bring services to them and then sell them on to individual private buyers. The land is essentially a field at the moment with no services at all. In order for me to sell these as individual plots of land...

    serviced plot expectations

would you buy land that didn't have a road built? We've looked at buying land with outline planning permission with the intention of bringing services to each individual plot and then selling each plot separately to private buyers. But the cost of building the road has always been the deal...

    serviced plot expectations

that's a fair point. I would have thought that plot/s would be more easily sold if they had, for example, the road built.

    serviced plot expectations

fair comment. I thought there might have been a generally expected level of development. If I was sitting on a plot of land with planning permission what would I have to do to bring it to the market as a serviced plot of land?

    serviced plot expectations

so, a buyer would expect to have roads, sewers, drains, water, gas and electricity to the site?

    odd overflow problem

Something that just passed through my mind. Many years ago when I was repairing cars I had a mini that had a punctured float in the petrol tank. So, when I filled up with petrol it would take a number of hours to show that the tank was full as the float was full of petrol. The float would...

    odd overflow problem

I've arranged with the factors to meet with their plumber to see if there is a cold water tank in the roof space. I'm going to take Agile's advice and pour water in the tank and also hold down the ball cock to see where it overflows. Is there anything else I should try while we are there? Or...

    odd overflow problem

That's a good suggestion or at least push the ball cock down to let the water flow in.

    odd overflow problem

all valid points but I'm not an expert so I've got to sift through what other people are telling me.

    odd overflow problem

bathroom feed I think is gravity fed as I can stop the flow of water by putting my finger over the tap. certainly think that the loft is my next option but as said earlier I'm not allowed to work in there I'm glad you mentioned the 3 tank as that would explain the overflow from one floor.

    odd overflow problem

No cold water tanks in each flat. We originally thought that all sources of water use were from a rising main but I'm told that it is unlikely for the feed to the copper hot water cylinders. It is waste/soil pipes from the other flats behind the wall.

    odd overflow problem

ignore last message, I've mixed up the text somehow Sorry, I should have explained that I'm the landlord and this is a holiday let so a bit difficult with the log but yes, that would be best solution. Nevertheless, our guest at the moment says that the overflow goes when fewer people are in the...

    odd overflow problem

The log of WHEN it flows will perhaps be the most useful. I don't see why being a tenant makes any difference unless it is just that you are not wanting to go to the trouble! Sorry, I should have explained that I'm the landlord and this is a holiday let so a bit difficult with the log but yes...

    odd overflow problem

We thought of blocking it but everyone is very ameniable at the moment and I need to keep everyone sweet so I can get access to the flats. Also, I might be liable for any damage caused. Not sure if I've mentioned it before but this is a rental flat so I'm not about to do the log but...

    odd overflow problem

There are 5 flats on second floor, 2 are discounted as the overflows exit above the next flats. You would have thought that it would be easy enough to trace but flat owners say they can't hear any water running when the overflow is leaking. Thanks for posting photos.

    odd overflow problem

He had hidden it in his profile! It is a vented cylinder so no help there. But what do the other flats have? Full apologies, I'm not sure what I was doing with the photos. I thought I had done the right thing by allowing general access to my photo album but obviously not. Anyway, you...
