    Swelec, taking a closer look at your treads it is no big problem to replace, if it was me I would source the timber and cut the treads to size and run a nosing bit round , 'Pirana' pine would do the job.

    Zippy, your gap is eaisly solved try and source some boarding of a similar type and age (if Possible) and cut slivers to glue into your gaps personally I would give the floor a light sanding you will be surprised what is on there, and for the finish where do you want to start I use 'Rustins'...

    After four days my low level cistern on my wc is dripping a tablespoon full of water every eight hours from one of the wing nuts that holds the cistern to the pan, is there anything I can apply to the area without having to take the it apart, if I slacken the wing nut off and inject silicone up...

    Cheers Breezer, thats what I normally do 'get several quotes' but I don't always go for some cheapo plastic sparky or some overpriced ponce in a van full of decals just want the job done well and to spec, like the CU I had installed for £250 and it all went in his back pocket, hard life ain't it.
