How about putting two doors on there, using architrave build them in as a picture frame wich will overlap the tiles hiding the joints (just a thought !)
depending on the condition there in and how good you want them .
if they r very rough give them a good rub down with some 180 grit
if they r good condition 320 grit between the coats will give u a nice finish
ps use a decent brush for a better finish :wink:
HI done a few of these .i usally do a completly removeable panel fixed with some cup and scews disceatly placed, a little bit hevier but a better finish. it all depends on the space u have to remove it hope this helps.....
i agree with jason with the tape test, another way around it is to score the plasterboard with a scraper or screwdriver to give you a key to the board(act the same as a scratch coat before rendering)should b fine. :lol:

1: warm water and scape away.
2:pva wont harm it let it dry but try to use a latex based adhesive(movment in wood)
3: screw fix batton to rear of hole through existing ply then screw the 18mm ply to the batten so u have a flush finish,

i find that overpainting dark to light with a matt saves alot of recoating with silk, there is a newish paint by johnstones wich should be a bit more hardwearing, its a acrylic eggshell bit more pricy than yu normal emulsion but as they say "you only get what u pay 4"
Regarding the tram lines trim the edge of the roller with a pair of scissors//// 9inch rolllers open the cage a little it will tighten the roller head even better invest in a 12 inch double ended roller selection of heads easily bought
Regarding skiming over the artex unibond 24 hours before and again before skimming it ,cut holes later better finish.r u going to lift the floorboards to rewire the downliters? could be alot of fishing around going on otherwise... :roll:
find a ngr stain(non grain raising)i think medium pine is the closest u will get to oak test a peice first(lrt it dry) then coat up with a water based varish its easier to clean rub down before recoating and coat again.....its easier to do before installing hope this helps
R u going to paint it or re-paper?
if painting it wash down with some fary liquid and water to remove as much paste as possible rub down and coat with matt emulsion this should show up any ipuritys on the wall and rub them out and coat again , hope this helps
