    hi the TA were both linked via loop before i connected the thermostat. Just to clarify the boiler does kick in from the thermostat (acts as a basic thermostat) but its the timings that do not work for the thermo. Just the internal timer

    hey thanks for the reply. no there is not gutter as the house are semi detached our house sits a bit forward to the other and there is a valley between the houses but its no where near that. so is it still worth doing the plastic sheet test? cheers

    ive had the pan under the area. The water comes from the nut which screws from the radiator to the lockshield. But like i said its not constant just when its cool.
