    First I'd make sure the wall is clean and dry, try sugar soaping the wall, leave to dry and see if the problem comes back. Before you hack off potentially good plaster!

    Post a picture of the general wall inside and out, and a close up. Could it just be paste left over? How long has it be stripped, how long have you been aware of the stickiness. Did the wall look okay before? If there's no obvious reason, busted pipes etc, I'd be scratching my head.

    Ask the owner to go halves on the price, in the end if you don't buy, the next buy will do exactly the same. No-one will buy that house with any sense without getting a proper structural survey done. Its in their interest.

    When you ripped the plaster off the wall did you seal the brickwork (paint it with a mix of pva and water)? I'd do it right, it'll only come back to haunt you! And the easiest way to be happy in my opinion would be to rip it all down and board. If there is a shower over the bath are you using...

    The roof tiles must be supported somehow and for that matter so does the gable end. Is it brick built of wood framed. Either way, take down the 'sub' ceiling as you call I. If there's nothing there put a frame in, plasterboard and skim it. If its falling down might as well remove it and sort out...
