Top of radiators hot but lower half cool. Why?

Is is possible that the thermostatic valves are damaged and preventing hot water from entering the radiators?

Top of radiators hot but lower half cool. Why?

Other than the rad which is working properly, I switched off all the other rads bar one which heated up more at the top but is still struggling to heat up from half way down onwards.

Top of radiators hot but lower half cool. Why?

They are fed from the bottom and the pipes feeding the radiators are only warm.

Top of radiators hot but lower half cool. Why?

It definitely isn't a pump problem because the radiators in the rest of the building which is 6 stories high are piping hot. My flat is raised ground floor and I do have at least one radiators working perfectly. I'm going to do as you suggest and turn off all but one rad to see what effect it...

Top of radiators hot but lower half cool. Why?

I've now opened the lock shields on all the radiators except the first in the chain which is piping hot. The top half of the others is a bit hotter but still the bottom is only warm. The pipe to the valve is cool but the pipe to the lock shield is hot (although not piping hot). Any more...

Top of radiators hot but lower half cool. Why?

I've just opened the lock shield valve on all but one radiator. The heat to the top half of the rads has increased but only marginally to the bottom half. Oddly, one radiator in the flat has always been piping hot from top to bottom but it's the other 3 that are the problem. I'm totally...

Top of radiators hot but lower half cool. Why?

I don't think it's sludge because the rads were newly installed last year. I'll check the flow end pipe tomorrow to see if it's hotter than the other side. If lack of flow is causing heat deprivation, how do I resolve the problem?

Top of radiators hot but lower half cool. Why?

My tenant has rung me to say that he can't get full heat on the radiators. I went to inspect and found that the heat was concentrated at the top half. The bottom off was warm to cold. There are no boilers in any of the properties which rely on communal heating fed by a master boiler. I...

Dirty water from washing machine flows up the bath plug hole

Yes, the dirty water has always flowed back in this way. I've tolerated it for a long time but just feel it needs to be resolved. I'm quite certain the plumbing is primitive. I suppose a simple way of describing the problem is to imagine a Y shaped piping system. The washing machine is to the...

Dirty water from washing machine flows up the bath plug hole

When my washing machine is pumping out, the dirty water flows out to the main black waste pipe. But due to awkward plumbing, some of the dirty water rears its ugly head out of the bath plug hole which is quite low to the ground. Although appearing for just a few fleeting seconds before...

Neighbours down lights - no fire caps and sound leakage

There's not a chance in hell that my neighbour will voluntarily agree to infill the holes. I'm still pursuing the other route through the local council.

Neighbours down lights - no fire caps and sound leakage

I rang the local planning team who said that installation of lights in a listed building such as ours might be a building control issue. I'm just waiting to hear back from the council regarding this. I like the idea of boxing over these lights with plasterboard but there are so many of them...

Neighbours down lights - no fire caps and sound leakage

My neighbour downstairs has installed down lights in her flat. But there are two problems which concern me. Firstly, they have no fire caps and secondly, I can now hear all the goings on in her flat and presumably she can hear those in mine. Can I get the Council's environmental health office...

Baxi Main boiler having problems igniting

Is the lack of a cap on the vertical flue technically classed as a gas safety issue? I only ask this because GasSafety told me last week that the poor plumbing underneath the boiler is not a gas safety issue and as such they do not have the legal power to force the installer back, merely invite...

Baxi Main boiler having problems igniting

What I'll do until Tuesday is only use the boiler when I need a bath. In between those times, I'll put a bag on top of the flue to prevent the torrential rain we've been having from penetrating the machine. I will highlight the lack of a cap to GasSafety when they pop round next week.

Baxi Main boiler having problems igniting

Success. The boiler is now fully operational. Obviously, I'm pleased there is hot water but clearly there is a design fault with this particular boiler. I found threads on other forums to suggest the same. I wonder how long before this APS goes. I don't think it will matter once I get my BG...

Baxi Main boiler having problems igniting

I've just found the location of the APS. I've recorded where all the attachements go. Now all I have to do is replace (with the electrics off of course). Here goes.

Baxi Main boiler having problems igniting

With the weather turning cold, I'm getting fed up with having genuinely cold showers whilst I'm waiting for GasSafety to carry out an inspection on my machine next week. Even then, they are not going to fix the machine particularly if the installer fails to turn up. I popped down to my local...

Baxi Main boiler having problems igniting

When I spoke to Baxi on the phone yesterday, they said that moisture can get into the machine and damage the APS. They said this is an inherent design fault with older machines regardless of the fact that my machine was recently installed. They said that newer models come with the aps upside...

Baxi Main boiler having problems igniting

Thanks for all your comments. British Gas carried out an inspection but failed the boiler because it had not been installed properly on the plumbing side. They refused to fix the machine until I got the installer back. The machine was only installed about 18 months ago. I tried ringing the...
