Old conservatory base built nearly to damp course

Please ignore my username being true and me being a beginner, but what is a 'breaker'? Pebbles might be a nice idea if we choose that route. Thanks for that. Would it be grinding and chiseling to break it up? Are there likely to be foundations here does anyone think, solid concrete (looks...

Old conservatory base built nearly to damp course

Getting rid of most of the concrete shouldn't be too much of a problem it would be more cutting a straight line against the old brick work to reveal the old DPC rear wall of the house again which might be difficult. Would it be a case of angle grinding a line against the wall?

Old conservatory base built nearly to damp course

A friend of mine has an angle grinder and knows what he's doing with it too. Any idea of the cost of getting someone in to remove the whole thing out of interest? Skip we probably wouldn't need as friend has a van.

Old conservatory base built nearly to damp course

Thanks both. If I went down the cutting a channel route would it be an idea to fill up a bit with gravel for aesthetics and to avoid a step? And would it be advised to reduce the height of any gravel from the current concrete height to protect the damp proof course which the current slab is...

Old conservatory base built nearly to damp course

As mentioned within a thread on another subject, we have removed an old conservatory which was around 30 years old. We are now left with the concrete base and at present it is holding water when it raina which does pool up to the rear wall of the house. The base seems to be slightly lower on the...

Damaged reinforced concrete lintel - what to do?

The second picture is our property and is directly to the top and left direction of the damage. I had to zoom in to show the crack and then it was no longer possible to show the damage within the same shot. The flashing on the second image runs above the lintel and runs all the way along the...

Damaged reinforced concrete lintel - what to do?

Noticed yesterday one diagonal crack running on next door's side running up and away from the area between the two separate lintel cuts. Followed by diagonal crack on out side running in the opposite left hand direction away from the lintel damage. The lintel damage is to the bottom right hand...

Damaged reinforced concrete lintel - what to do?

An update, the neighbour came around to see how the refurb was going and I pointed out how we'd found the lintel on removing the conservatory. They pointed to theirs looking similar but covered by flashing above their conservatory. They then noticed a diagonal crack going upwards above and to...

Damaged reinforced concrete lintel - what to do?

Thanks Woody. Yes I realise I am a worrier by nature. I'm not a bad guy though honest! First taste of home ownership and just want to be as sure as possible things can be made as safe as they possibly can be before moving on. I have made initial contact with a local structural engineer and if I...

Damaged reinforced concrete lintel - what to do?

Thanks. As you say there certainly does not appear to be a structural fault at this time. The only reason I have asked about helifix bars is because to be quite honest, while the place is empty and we are doing all the works, we'd rather go over and above and preempt any possible future issue...

Damaged reinforced concrete lintel - what to do?

Would it be cracking in brickwork to justify helifix bars?

Damaged reinforced concrete lintel - what to do?

Thank you. Yeah I accept that trying to weld to the existing bars is a definite no no after advice from the forum. The helical bars I am wondering about are these as posted earlier on.... They seem like they are a way of providing strength above within the bricks, where there is some sort of...

Damaged reinforced concrete lintel - what to do?

I think it's probably too much of an important job for me to attempt to have a go at and potentially muck up to be honest. Especially if messing up could make it difficult to re-sell as a poster above suggested and I wouldn't want to end up leaving some difficult bits of rust that might need...

Damaged reinforced concrete lintel - what to do?

Hi there Thank you for this. The slab runs all the way along next door's property as well (semi-detached) and I suspect it's probably one slab. So the damaged part which is close to ajoinong property may well actually be near the centre of the slab rather than the edge. Assuming it's one long...

Damaged reinforced concrete lintel - what to do?

Thank you. So is it a case of clean with a wire brush and remove the loose rust, then Jenolite? Does anything have to be done to the steel after the rust treatment has been applied and had time?

Damaged reinforced concrete lintel - what to do?

Casts some question over whether it's going to be best to treat and patch with an epoxy cement product or leave rusty and surround with traditional cement?

Damaged reinforced concrete lintel - what to do?

Thanks. Out of interest what is the difference between a slab and a beam? Very informative, thanks. I wonder if that's why it does seem to be proving the test of time so far, because most of the structural weight via the inner bricks is being put onto the in tact inner part of the lintel...

Fitted 500mm steel lintels, was building control needed?

Yes they did, with little plastic clips sticking out from them. Although how long the actual clips ever last I don't know. Thank you.

Fitted 500mm steel lintels, was building control needed?

I would say roughly 500mm yes. Our pre-purchase Rics survey raised it. Have a look at the one bottom left. Began to cause cracking on the pointing leading upwards from it. The old timber frames were no doubt designed to hold up the brickwork. Also top windows the sagging in the bricks above...

Damaged reinforced concrete lintel - what to do?

The beam actually continues all the way along the semi detached through to the very end of next door's house. All the way along the semi detached structure. So effectively the cut in the steel is quite near the middle of the whole beam if it is deemed to be one beam running through both...
