    Where does the leak come from?

    Where my tape measure is corresponds to the leak inside. I have a pic of the recent insulation install and you can see the leak in the top left by the purlin beam. The lead work was new 10 yrs ago and no problems until this summer. Only had time to get up and look recently.

    The lead roof had no upstand, so we just copied what was there. The water is not coming over the edge anywhere else. It's just that the outlet is raised up a little so pushed the water to the side and then off the edge of the roof. I just thought a bit of lead would hold the water back around...

    This all happened on Friday night after DV replaced. Heating was working but when I went to bed the boiler was off showing an F20 code I think (over heating). Wife had run the bath and it was Luke warm. So looks like end of evening the HW caused the boiler to stop. Then it gave out F75 code...

    I see, yes all these things get done on the service. But the burner doesn't come off every year as I don't have it done every year. I think its been off 4 times in the 16 years and it is always pretty clean inside.

    Update: I have got it working. I took out the water HE and used the brick acid to clean it out. Did 2 x 20mins standing then a flush out. When I started it up again the boiler came on, but only for a minute (heating only). There were a few loud noises, groaning as if something was blocked...

    Looks like it’s the HW plate heat exchanger. I treated it before the diverter was changed on the day with spirit of salts. I guess I didn’t allow enough time to dissolve the line scale. It sounds like it is all gunked up in there. I’m going to try treating it again and if it doesn’t work...

    A new boiler sensor was added a few months ago as a separate issue from all this. The boiler was taking in water as the valve wasn’t closed fully but I thought this was a sensor issue. That has been sorted now, but reading about the F75 issues it seems new pressure sensors are needed...

    I’ve just tried the HW and it won’t fire. He had to drain down the boiler and removed the secondary HE because a screw on the DV wouldn’t come off using a screw driver. The screw had sheared off. He got it off with grips.

    DV was changed as it was leaking. No leaks now. I will try what you said. A new AAV was also fitted. So it might be an air issue.
