alternative to Del carmen natural slate

I think that Canadian Glendyne slates are the best reasonably priced slate. DO NOT waste your money on cheap Brazilian or Chinese slates

    New Roof up to scratch?

This is terrible slating. The slates in the valleys are badly cut and fixed even worse. The verges are rubbish and if anything his Lead flashings around the stacks are even worse than his slating.

Roof replacement - sooner or s-later?

The front lope is in quite a poor state. The question of replacing now or in 5 years comes down to budget, as every time you have to spend on repairing the roof and making good to any decoration that is damaged inside this money could be used towards the cost of a roof replacement. As a rough...

2 quotes for flat roof, which one?

If you tuck the asphalt into a chase it is likely to crack because there will always be more movement in the roof than the brickwork which is why a freestanding kerb is better.

2 quotes for flat roof, which one?

If a good quality felt is used it should last about 20 years if done well. An Asphalt roof should last longer and would be my preferred option, but the asphalt should be ended at a free standing kerb and have a Lead flashing turned into a chase and lap over the asphalt

How can I fix this. Pic heavy

The purlin should have been supported by at least 2 4x2 jacks bearing down on idealy a load bearing wall or at least substantial extra timbers. The rafters should have had 4x2 collars bolted into them tying the 2 sides together and they should have been no bolted into the jacks as well. I...

    new slates without holes?

I am not sure what you mean by real/mew fibrecrn slates. You can readily buy new natural slates without holes. Fibre cement slates come pre holed except for double width slates which are not holed: 500x500 or 600x600

Low pitch / Stone tiles advice please.

The pitch is to low for stone or slate. There is a product called onduline that should help as a waterproofing layer underneath. It should be possible to increase the pitch by forming a lead secret gutter detail between the existing house and the new pitch roof.

A rathe large flat roof... what's the worst case scenario?

I would say your 10k figure is way out. I would imagine that day work in Scotland is about £120 per man but on top of this the company would charge for their overheads and profit. Plus whatever scaffold and health safety measures need to be put in place. The price could be closer to £20k plus...

    Heights and pitches?

Everything we are saying is in general terms, we have no idea of the height of your windows or the depth of your extension which are both deciding factors.

    Heights and pitches?

if you take the pitch below the window cill you may well find the pitch is too low for most slates and tiles. you often need to take the pitch higher and have a small flat roof and two cheeks where the window is.
