Leaking after new roof (about a year old)

Your builder is right, you need to strip out the first 2 courses of tiles from the side by the chimney and form a lead box gutter , At the front the lead gutter would dress into the plastic gutter and at the rear it would discharge over a lead cheek on to the roof and chimney gutter. The...

    Roof leak

looking at the first picture it looks like the lead over the 3rd slate is not even under the first tile. The lead apron at the top of the mansard should be 150mm under the tiles and have lead burnt corners. Also the tiles do not seem to overhang the flashing as they should

    Temporary fix for leaking roof

I really think you are wasting your time trying to coat your roof with acropol or similar. To repair the obviously broken and slipped slates would cost approx £250 but the money would be much better spent towards a new roof. Where abouts in London are you ?

Advice needed over slates for 30 degree pitch roof

I think that Brazilian slates prove the saying"you get what you pay for" The colour is nice they look good when laid, but the quality of the slate is rubbish . 25x12 about a pound what can you expect.

    Slate choice

The green slates are usually called Westmorelands and are very good slates, but they will not lay as smoothly as a good Welsh slate roof. This gives a very different appearance especially due to the thickness of the slates. You can also get another slate called Burlington Blues which have the...

    Tilting Fillet

There should be a tilt fillet behind the facia to prevent the underlay slumping behind it unless you use a purpose made support tray which is the best solution at eaves level.

    Using the slates again

Personally I never expect to save more than 50%, if you do it is a bonus. Usually you need to re hole second hand slaes.

Setting out new Slate roof help?

Yes you often need to cut slates at 1 of the verges. To do this we would normally use chopper/hammer and break iron. You would probably be best to buy some slate cutters from a roofing supplier or you could cut them with a grinder if you have one, but a grinder will give you a flat cut not a...

We fitted some a few months ago. I was told they were about £115 each but I cant be sure because we did not supply them. We fitted 160 in each roof slope. Scary money

    Roof Disaster

The bottom hip tile is a proper block end hip for a dry fix system. The others appear to be half round ridges instead of third round hips hence the difference in size and appearance.

Roof slates - view from the attic

The biggest problem with old slate roofs is nail fatigue and there is nothing that can be done about that. All you can do is have any slipped slates repaired and ensure that any flashings or fillets are in good order. The trouble is the cost of the tepairs can quickly add up to a good patr of...

Help! Is this lead flashing up to scratch?

This lead flashing is very poorly done and you should not accept it. To do a step flashing on your roof would not have cost any more for materials. Chasing out the joints would have taken hardly any longer than cutting that straight chase, to form the step flashing would take half a day...

Help! Is this lead flashing up to scratch?

The flashing is not right. It should have been step flashing into every course of bricks. As for cost what did he list on his estimate.
