New Build - Verge Cap Fitment

I am sorry but i do not agree, most tradesmen have worked on sites and got fed up with the agents and programers setting stupid targets and insisting on out of sequence works. The influx of semi skilled east europeans does not help but they are not to blame for all of it. The developers...

Lead gulley leaks when heavy snow thaws

If the problem was because of no eaves being fitted or insufficient lap over the lead then there would be a problem whenever it rained especialy if it was windy.

New Build - Verge Cap Fitment

It seems that the stonework is badly cut, it should be cut to the same line as the rafters so that this problrm would not occur. It is a shame that a lot of new build is very poor, mainly because of un realistic build programs and out of sequence works caused by the poor programing.

Lead gulley leaks when heavy snow thaws

I think you should check that the step in the box gutter is a minimum of 50mm and that the lomer gutter section is properly dressed up the step to prevent water creeping back.

Neighbour's roof - how dodgy is it?

The neighbours roof is a complete mess, i think the only solution for them is to strip it off and start again. At the very minimum the verge tiles should overhang the parapett wall by 50mm so that the rain would deip clear of the wall and not soak through your side of the wall. Good Luck...

    Cost of re-tiled roof ?

That is a bit like asking how long is a piece of string lol. I would expect that you are looking somewhere between 4-5k but it could be more if there are a lot of valleys dormers or bonnet hips. I hope this gives you some help.

Flue through Valley - Need local trade to sort please!

It is not a difficult thing to sort out. You need to board out behind the flue and form a proper lead burnt collar around the flue and over the lower section of the valley. The higher section of the valley dresses over the lead burnt weather slate.

    Second hand 'Swallows' tiles

If you had asked this before the recession i woyld have said they were worth about £4po -£500 per thousand if they were in good condition. Now probably £180-£200 and if then its not easy to find someone to buy them. Good Luck

    Valley Replacement Cost

From the origonal post i assume there are no scafold or access issues as it is over a flat roof.

    Valley Replacement Cost

It sounds outrageous unless the valley is about 100 foot long.

    leaking roof/chimneys

From those pictures it is hard to tell, but in picture 2 it looks like the damp rafter and board is being caused by water soaking through the cemrnt fillet or any cracks in the fillet. On the first leak i would suspect that is from the lead flahing or fillet around the stack. All...

    Unsolicited work on roof

I think the cut section should be replaced with code 5 lead burned to the old with t print expansion joint if the bay is over 2m and turned into the gutter with lead burnt corners.

    Flashing & Soakers

all roofing supplies i know now sell metric sizes, if not 6 inch would be ok with a 2 inch upstand. BS now is 180mm

    Flashing & Soakers

You should buy 180mm code 3 lead and cut and form ypour owm soakers with a 75mm upstand. Your step flashing should be done with 180mm code 4 with a 75mm water line.

    Unsolicited work on roof

From the pictures it looks like Acrypol or similar painted on yhe box gutter which is a temporary repair product. where the lead turns down to the gutter it needs lead burnt gussets to be burnt in . It does not look like a very good job

Leaking slate roof with lead valley

The price seems very steep considering that there is not a lot of slating and the only large outlay is for the Lead gutter. I do not think it would be practical to do the gutter in EPDM If you would like me to have a look for you and give you a quote or some advice send me a message with...

Strengthening a roof (was slate now concrete)

Normaly they ask for 3 collars to tie the opposite roof slopes together. This would typicaly be 4x2 timbers fixed into opposite rafters tight underneath the purlin. Also three Jacks per purlin. Typicaly 4x2 fixed at right angles under the purlin and on to a surporting internal wall. Jacks...
