    Architects Drawings

Building regs drawings have everything you need to quote from - dimension and specs so what's your beef? In my neck of the woods, working drawings are construction details - you don't need them if you're a good enough builder. The exact point I was making.

    Architects Drawings

Unless you're having some unique materials or specialist building methods then you wouldn't need working drawings.......unless your builder doesn't know what he's doing either! Sounds like, though, you just have planning permission drawings and not building regulation drawings. Like has been...

Ikea sink trap missing an end cap

Went to the local DIY hut - no joy. Managed to get a few bits together but the overflow split when putting it all back together - cue the full afternoon driving to the nearest IKEA for a replacement trap! Nightmare!

Ikea sink trap missing an end cap

It's a 15mm outlet as it connects to washing machines & dishwashers so it should be standard, right?

Ikea sink trap missing an end cap

I suspected as much! I did think of attaching something with a jubilee clip - maybe I can just put the hose between the two outlets (means cutting open a perfectly sealed outlet though) and seal it with the clips. Does that sound an option?

Ikea sink trap missing an end cap

Our Ikea sink is missing the black end cap as it was originally removed for a dishwasher. The dishwasher had been removed a while ago but due to the sink being blocked I've removed the trap for cleaning and the cap is missing. The only reason it didn't become apparent it needed replacing was...

There's nowt wrong with that logic.

Who would be used to design a house redesign?

It's not a straightforward answer I'm afraid as it's purely down to the individual. Architects - firstly you don't need a full blown charted architect (read mega-money), you could go for an architectural technician who basically have the architectural degree but without going the chartered...

    notice served

It's all OK until someone grasses you up! The amount of stuff I see with no planning and no building regs could keep the LA busy for years.

planning enforcement magistrates court summons (need urgent guidance)

Having had another look at the pictures I'm not 100% sure I have the right property (and I can't be bothered checking anymore). The refusal corresponds with the date the OP gave in another post. Well we can wait and see. Doesn't change my opinion on the matter though!

How much more space do pocket doors consume?

I've heard of pocket doors before. It's not just a US term it's known in the UK as well. It's just one of those more modern terms that some of these ageing builders obviously aren't aware of.....

planning enforcement magistrates court summons (need urgent guidance)

There's no information of a single storey extension being passed - it seems they've never had permission for any of the extension at all. The OP said it was just a small section of the 2nd storey that was causing the issue. Obviously not true. They also said it was for a bathroom for their...

planning enforcement magistrates court summons (need urgent guidance)

If you look at the history then maybe you'd have a change of opinion. These people have been told time after time yet they've totally ignored everything and everybody and simply gone ahead and done what they wanted. The fine is a reflection of their inability to do what was repeatedly asked of them.

planning enforcement magistrates court summons (need urgent guidance)

Here's the refused application: http://www.kirklees.gov.uk/business/planning/application_search/detail.aspx?id=2013/90261 You'll see (if you can be really bothered) that there's been two previous applications for two storey extension, both refused...

Why are you waiting for proof all of a sudden? I'm as cool as a cucumber, just enjoying the debate!
