    OP, Eave support trays will most always help, &, given that the fascia is at the correct height etc, they will definitely help you too. You only need a say 25mm-30mm projection over the gutter. Dont let the tray or the membrane touch the gutter water flow. Where is the down pipe?

    OP, You can vent openings "from the side of the chimney breast" - but why when the flue above the fireplace is now redundant, & can be left open or boarded and vented. Prior to work any SS flex flue liner must be removed from the flue - and the flue should be swept .
