Re-doing aco drains issues with drainage/pooling

george, Thank you for annotating your pics, it really helps when pics are showing and telling. Remove all the Aco drainage - knock off the "grout" - and re-set the falls to the gully. As you propose, set them close and just below the tile edge. If needed, a little sand & cement 3:1 mix would...

Is this hard to remove? I think it's called an oriel window

Poster #4, Its sometimes referred to as a scaff tower but, anyway, in the above demolition a scaffold will be needed, not a tower, for enveloping three sides of the Oriel & stability - a tower wont do. A scaffold will work best for bricking up and rendering. The very first thing to remove in any...

Any easy way to repair (a lead pipe) (Ed.)

The only flux I've ever known for using when lead wiping is Tallow. IMO, using copper pipe tinning flux for lead wiping could leave an unsafe joint.

Is this hard to remove? I think it's called an oriel window

OP, There's no mystery to the Oriel's construction - its a timber frame, tile hung construction. The floor has possibly been jettied out. The window sashes & frames & plasterboard can be removed from inside the construction. A scaffold would be best for removing the roof and walls - &...

Use DryRods to resolve failing mortar below DPC?

Poster #13, I think that you are referring to the neighbour's wall?

Use DryRods to resolve failing mortar below DPC?

OP, Why not do what I suggested in post #8?

    Bay window damp/condensation

OP, I've yet to see the full width's pics of the inside & outside of the bay elevation at low level? I've yet to see an air brick below FFL? The two air bricks at the front of the bay are useless & need removing. Lacking through ventilation from front elevation to rear elevation then dry rot...

Use DryRods to resolve failing mortar below DPC?

OP, Why not post detailed pics, & context pics? Perhaps a pic showing the ground level outside the garage doors? Grinding or raking out the beds & perps to 25mm depth might help below the DPC? Careful not to damage the existing DPC A 3:1 semi-dry sand & cement mix could be used for mortar...

    GRP Roofing Problems Fixed (maybe)

OP, Before you cover a flat roof you must make sure that you have examined the joists, and properly prepped the bare deck. Unless its been built & prepped correctly then all subsequent covers, of whatever materials, might possibly fail. Failure will mean leaks - all flat roof leaks can be very...

OP, Where are you - you appear to have disappeared?

    Bay window damp/condensation

OP, Thanks for the above. I look forward to seeing the GF exterior & interior elevations full width etc. 1. You have a 9" wall - easier for damp to penetrate & show on the interior decoration. 2. Pics will hopefully show the various air bricks. 4. Have you crawled under the floor yet? Are there...

    Bay window damp/condensation

OP, Your latest pics show that you have rising damp & penetrating damp - in terms of the interior remedial work that will be needed it makes no difference. I can take you through what needs to be done but first: There are a number of unanswered questions from my post #24 - perhaps you would like...

Any easy way to repair (a lead pipe) (Ed.)

Poster #26, Perhaps you didn't notice that it was a C&G's set test - the instructor had no say in setting the test - or any of the other set tests during the C&G's craft cert course.

    Bay window damp/condensation

Poster #25, Why do you think the DPC line was installed in the first place?

Any easy way to repair (a lead pipe) (Ed.)

Poster #21, During a C&G's plumbing craft course, & using Bobbins but no heat, we were set in pairs to bend a 110mm lead pipe 90*. Time set was one or two hours. We failed the test - we rushed & ripped the lead. We all hated the Bobbins.

    Bay window damp/condensation

OP, 1. The drilled & plugged DPC line seems to be working - however, headers only have been drilled, suggesting that the wall might be solid? Is it a solid wall? Why not measure the wall? 2. No airbricks can be seen - why not stand back & photo the whole of the bay and the walls on either side...

Living room window / wall area help

OP, I wouldn't get anybody to quote for anything until you can say what they are to quote for. With the window open you could use a selfie stick to safely take pics from around the outside of the opening. Did you have a RICS survey?

Any easy way to repair (a lead pipe) (Ed.)

Poster #11, I'm sorry to hear that you've been "got". Lead dots and their use in sheet lead cladding are common knowledge & basic skills to properly trained lead workers or plumbers. In a word, people who understand the building trade.

Living room window / wall area help

OP, You have active penetrating damp below, on the right & above the opening. The rail in pic 1. is beginning to rot. Is this window on the first floor or a dormer? Pics showing the out side of the opening & the sill are needed. You will need to find the causes & remedy them before any attempt...

Randomly Cracked after 93 years - Resolutions?

OP, Why not dig out both gullies & their surrounds? The yard concrete has previously been opened probably for a plastic lateral when the newish soil stack drain was installed. You could replace the existing gullies with modern gullies and hoppers connected by plastic drains to the lateral. The...
