    2 story shed/garage/office

It wouldn't make a difference, When trying to do a two storey outhouse, its not considered as building one single storey outhouse and then another single storey outhouse. The rules simply provide a range of restrictions on the end development... so any outhouse that would have two storeys...

Building (labour & material) Costs for rear extension

I am loath to post given that this is of absolutely no help to the OP now... but I do feel I need to address one thing: Actually you are not able to do this - spoil, and more specifically hardcore is not accepted at many civic amenity centres, and where it is, it is usually highly limited...

    2 story shed/garage/office

This would not be permitted development, as a development within the curtilage of a dwelling is not permitted if it will have more than one storey. You are looking at having a two storey building, allbeit with one storey above ground and one below.

    Party Walls & Permitted Development

But it would be part of an extension for one house, but on the other property it wouldnt be part of an extension, it would just be a wall... (because your extension can't be built on someone elses land) unless they were to claim that they are building an extension but just havent finished it...

    Party Walls & Permitted Development

I describe it as a grey area because you kind of have to fudge your way through the rules. As a note, you can build a wall under PD, but it is limited to 2m high. Maybe you could say that you are in the process of builing an extension, but ran out of money...

    Party Walls & Permitted Development

This is contrary to the appeal decisions I'm aware of. I know of two appeals where a loft conversion included a raised party wall - and the inspectors decided that the party wall is actually within the curtilage of both properties (rather than being notionally split down the middle). I've...

Cracks in walls. Cause for concern?

I think you will need to divulge this to your insurer and mortgage lender too. Of course the only real way to tell 100% if a crack is static is to carry out investigations and measurements over a prolonged period to see if movement is occurring... however, I would trust the experts report...

Buying and extending our flat. Where do we start?

The OP described her property as a ground floor flat, and as a flat the property would not normally have any permitted development rights. However, applying for permission before you buy is actually a very good idea. The good thing with applying for planning permission is that you do not need...

    Party Walls & Permitted Development

Okay experts I have a query that I could do with clarifying. I have previous experience with permitted development applications which raise a party wall... such as a loft conversion along a rear return which raises the (party) parapet. I have appeal decision examples in support of this -...

How Hard Is A Loft Conversion DIY Style

It is a massive fallacy that just because a builder may not have had a university education that they can't spark together their brain cells. It's also a fallacy that they simply follow instructions. They follow designs and specifications which are there to explain and detail the level...

    Has my Architect been Negligent?

I can see window sizing differences, changes to fenestration details, alterations to window positioning (including the removal of some roof lights completely) as well as a chimney stack that seems to have gone walkabouts and of course that garage door change. The most important thing I can...

Buying and extending our flat. Where do we start?

Because you are in a flat, you will have no permitted development rights so any changes you want to make (to the outside of your property) will certainly require Planning Permission. The plans that you will need to provide must be clear, to scale and accurate and contain all of the necessary...

    Soundproofing solutions, suggestions needed please?

The most viable method would likely be to install a new ceiling in the basement flat. In your own property you can only really add carpet (or a sound deadening underlay to a solid floor finish), and whilst this will help both of you it's not going to give a massive reduction. Interestingly...

How Hard Is A Loft Conversion DIY Style

As someone who plans and specifies extensions and loft conversions I wouldn't ever dare DIYing my own. I'm fully aware of the depth and breadth of regulations that need to be met, as well as the physical requirements for building additions that are watertight, provide appropriate insulation...

    knocking through into a conservatory

Despite the 25% guidance, you do have to remember that is is just a guidance on meeting the regulation. You will be amazed just how much glass you can have in an extension and still show compliance. You can get a SAP calculation of your entire property to show that your property meets the...

Neighbours having an extesion and say we have to pay to remo

You need to keep a diary record of events - particularly noise disturbances as you will need this information when you make your complaint to the council. Recording their verbal abuse as well as noise nuisances. Log; (1) the nature and location of the noise (2) the time and duration of...

    Has my Architect been Negligent?

exactly my point. You did not give prior approval. Indeed, they didn't even make clear and notify you of changes... they stealthed them in and "expected" you to find them. I assume your discussions with your architect have been as per their formal complaints procedure? If this isn't the case...

Amendments to the GPDO coming into force on 30/05/2013 ...

Thanks for that info Steve, So in order to lower the number of planning applications the officers deal with you have to make a different application instead!? The amount of work involved is not significantly different between the two to warrant the difference in fee. So its a statistical...

2 storey side extension (currently have a linked garage etc)

The fact you have created a gap should be able to overcome the terracing... I mean, a terrace by its very nature is connected... so how can you have terracing when your proposal does not connect with the neighbours property? Also, the height reason seems strange too... does the council refuse...

Amendments to the GPDO coming into force on 30/05/2013 ...

I agree whole heartedly. The new legislation has basically divided the system up into three areas. Permitted Development Prior Approval Planning Permission The legislation also says that if you want to extend 6/8m then you MUST apply to the council... which is an interesting way to...
