    Years ago you had to lay the fireback on a bed of sand and carefully work your way along the scoreline with a sharp bolster. Nowadays a diamond blade goes through it easily.

    I'd say it's a clay fireback. For most open fires you should cut them in 2 pieces along the scoreline. This allows for the different expansion as the bottom is much hotter than the top. For certain fires, like decorative gas ones, you can leave them as one piece.

    For a home gym it's more about picking the correct mats for the job. For garage floors when heavy equipment is going to be used a 6 inch slab is recommended. Steel is only really needed if the ground below the sub base is soft.

    It depends on how your payment structure is worked out. For example, are you paying for the materials, and then paying for his labour separately? If so, then you'd want the material reciepts. If he's priced for labour and materials, then he'll keep the receipts himself, and just invoice you...

    I've done jobs for people in that way for years. Nowadays I only work on an hourly rate, but everyone I've worked for has been happy. If he's a good tradesman you have probably got a decent deal.

    You'll need to ask your local Building Control, as they all have their own pricing lists, as well as there are private companies. Generally, they offer a 50% reduction when adding something on.

    Most of the roofers I know are part of the Competent roofers scheme, so will self certify at the end of the job. It's right that it's unlikely that the council will ever take enforcement action, and unlikely a surveyor will pick it up on a house sale, as a roof soon alters from it's brand new...

    The roof is still classed as the thermal element, whether the insulation is at joist or rafter level. If you want to add insulation at joist level, the easiest time is when the roof has been stripped.

    The 25% is the total building envelope. For a roof under 50% can be replaced without regs.
