These days thE engineer may just inspect a few parts and test it with a flue analyser and be done in 30 mins. The manual will specify what is needed during servicing.

You can build off their dormer cheek but you need their permission, i had the same problem, neighbor said no, so i built really close enough to it which means if he needs to do maintenance work on tiles on his dormer cheek he can't as there is no space in between.

I too had to install crappy firedoors for a loft conversion and yes some doors were narrow, they just added strips to the end, passed no problems.
