    Sorry to jump in on this but I have a similar problem - leakage from the pipe side of the valve. I tried undoing the thread and wrapping PTFE tape (or whatever its called) around the thread but no joy. If its this 'olive ring' you mention, how do I find / replace it? Apologies for dumb...

    Could it be that this rad is the one used to drain the system? I believe one rad should be slightly lower than the rest to enable the valve you mention to drain out through a hose or similar? Sorry if I'm way off - - - - - - :?

    Hot water shut off...Cant find it!!

    Property is 4 years old and has a mains pressured hot water system. I cannot find the hot water shut off valve anywhere - Loft, airing cupboard, sink..... Anyone have any ideas? I'm obviously blinded by the obvious!!
