    Did someone mention my name??! Yes a metal roof can last in excess of 100 years but as the previous comments have mentioned its all down to quality of workmanship. Personally if I ever bought a house with a flat roof I would immediately change it to have a small pitch. 5 degrees is enough...

    The best I could do would be around the £6k mark but I'd be interested in what the locals have priced it at. If you could send me a set of drawings I could give an accurate quote? :D

    Probably should be ok. Remember you don't need a vapour barrier in a cold roof.

    If you're using the current felt roof as a vapour control I'd be very careful because its needs to be self-healing..... The metal man is about to put 300 holes through it to fix his zinc down! Remember this is supposed to be an air tight seal.

    Xenon - doesnt this create a cold spot in the roof? Have you thought about a warm zinc roof? All the insulation can go on top of the rafters which helps with head room. :mrgreen:
