Did someone mention my name??! Yes a metal roof can last in excess of 100 years but as the previous comments have mentioned its all down to quality of workmanship. Personally if I ever bought a house with a flat roof I would immediately change it to have a small pitch. 5 degrees is enough...

No! The vapour barrier is the most important part of a warm roof!!!!! :roll:

Probably should be ok. Remember you don't need a vapour barrier in a cold roof.

The rule of thumb is......... The eaves vent needs to be one thousandth of the whole roof area and the ridge / abutment vent needs to be one and a half times this. This ensures a positive flow of air through the roof space to eradicate the possibility of a build up of warm, moist air within...

Never knew the price of epdm....... For £2500 you could have zinc :D

If you're using the current felt roof as a vapour control I'd be very careful because its needs to be self-healing..... The metal man is about to put 300 holes through it to fix his zinc down! Remember this is supposed to be an air tight seal.

Zinc is also a lightweight option as its only 5kg per square metre.

Xenon - doesnt this create a cold spot in the roof? Have you thought about a warm zinc roof? All the insulation can go on top of the rafters which helps with head room. :mrgreen:

It will be better than the current construction. You just have to decide how much insulation above the deck you're going to install?
