I have exactly the same problem ..apart from the fact the diverter valve mechanism is clicking..it looks like a brass toothed sprocket has worn on the mechanism...How do you replace the valve on this boiler...I'm worried about flooding the place..Are there any drain valves on this boiler or what...

All I can suggest is you do as I suggested and look which ridge on the side flashing he has leant the edge of the tile on...I bet he has put them on the tall ridge THIS IS WRONG AND WILL CAUSE THE TILE TO KICK UP..The tile is supposed to butt up to it and rest on the shallower of the ridges...

Actually no..The structural engineer specified a whopper of a beam as basically its holding up the back of the house..the joists run the wrong way to enable the beam to sit high up which results in it being pretty low.. I'm going to look at some of the alternatives suggested..thanks
