    The only part of the velux flashing that should be showing is the front apron. ( the rippled bit at the bottom) the side flashing should be under that tile it’s sitting on as driving rain will more than likely cause a leak. Speak to your roofer and tell him you don’t think the side flashings...

    In fairness datarebel has pointed out an issue that’s detrimental. The velux flashing has been installed wrong the first tile should be on top of the side flashing.

    armourplans just a heat welded single ply and they standing seams are just welded on to mimic lead. its just for aesthetics when used in that situation.

    if you keep the tiles tight assuming the tiles are 165mm wide 3mm × 46= 138 mm . you increase your over hang on the gables to 53 mm you make it full tiles but 47 tiles instead of 46.

    Tiling looks ok. The lead work is atrocious. Looks as though they've used 6 inch lead as the flashing with unsuitable side lap. It should be 12 inch lead chased in to the brick course above. Cheap price for that work which may explain the corners cut with lead.

    Rule of thumb is if using inch batten inch kick off fascia. Lower pitches (below 30 inch and a half) .

    It's a mitred valley. Probably done like that due to the shallow pitch. As much as Catlad is right about the pitch and those tiles not being suitable it's a common thing and seen too often with shrunken gauges. Tile 1 on the right should have a follow on . It looks like tile 3 s bond is exposed...

    The roof is 1940s with very old 15x9s Doing both his and the adjoined neighbours every one of his rafters are rotten so needs a new structure with tin hat scaffold now. Neighbours rafters are solid. Lesson to people don't get foam. Tiles come off as hardcore! Neighbours roof stripped in a day...

    Ah the dreaded celtic pans! Notorious pains in the ass to use. The gauge for they tiles is 246mm no more no less so if the battening is slightly out or the roof isnt marked out properly you get the gaps under the tiles. Not a major issue, other than aestetics. Nothing a wee slap here or there...

    Never heard of foaming! Usually a slate roofs back bedded ( hidden cemented) with joints pointed.

    Good advice from freddy! The slabs shouldnt oversail the edge of the roof as the joints aint sealed ! So it wouldnt ever be a water tight drip edge. The single ply base should have a proper drip into the gutter if installed right as Ree says!
