    Not sure who drilled or why? Are they just off centre and the builder put the beam in wrong way around? Or maybe the Fabricator could have drilled them wrong?

    My local council has exemption for self build but you need to stay in the property for 3 years post completion to qualify or it becomes payable.

    Looks expensive. Do you need a fully permeable system? Could just dig out, lay geotextile, type 3 stone sub base and blind off put resin bound down. Imo the grid is unnecessary for a resi drive.

    Decent drill driver and a tek-screw for heavy steel. I've fixed some through 10mm steel. Bag of 50 from toolstation for 5.50

    Regardless of who pays a party structure notice needs to be served to undertake any work. You could serve the notice and ask them to share costs.

    It would have been better appearance wise built as drawn by the SE. I guess the builder may have been confused as the architect shows beam at a different level.

    The bottom of the beam should have been flush with the bottom of the joists. Bolt a timber into beam and support joists on hangers.

    It should be ok. The architect should have drawn an upstand beam supporting joists on a bolted runner. Would have been much neater losing the downstand.
