    Christ. Tall ceilings in Victorian properties are selling points. A false ceiling, apart from looking crap will take more value off your house than it will ever cost to heat it. Let alone the cost of the false ceiling. You’ll need to be there for 100 years to recoup your expenditure.

    I think you’re entering a world of pain trying to do that so it looks pukka. But, if you don’t do it, you’ll always be wondering how good it could’ve looked. The question I’d be asking myself is how much it will cost to replace the buggered up coping stones should it all go tits up.

    I have no idea. As said, these are preliminary drawings before payment. If I want to go ahead he’ll produce the calculated drawings. Hopefully “raking shores” will be in there should they be needed.

    Thanks for the reply. The SE was briefed as to my circumstance. Basically, no architect, no builder, no designer….. just me. A have a go hero and YouTube expert. You lot on this forum also play a big part! Hence me briefing if timber can be used, do so. I have to lug this lot into the loft myself.

    I doubt you’d want to go over the 270mm. Law of diminishing returns. Just check the edges.

    Just read your drainage post. Have you got a core drill fetish?! can you buy round air bricks? I’d have thought it easier to stitch drill the mortar and get angry with a hammer. Then a normal air brick will fit in nicely. You’ll have some jobs for that core drill another day ;)

    Yep £500. Everything except the top section of ladder. That was mine. I used all but for a couple of 5’ lengths and an 8’ length. A bargain for sure. Suits my needs perfectly if it doesn’t fall down ;)
