    IMHO yes, makes me laugh when I see love your garden, they spend something like 30k+ on someone's garden and put half an inch of chippings or gravel down to make it maintenance free. They don't tend to show you much when they go back a couple of months later and the weeds must have started.

    Doubtful, you can struggle to get major structural issues sorted. If the panels are OK look to replace the posts with concrete and slot them in.

    The floors in my house have various access holes that have been cut and patched up over the years , one in a frequently used path. What's the best way of repairing the ones which are breaking up or sinking? Am thinking of getting some new board and recutting the panels but no doubt they will go...

    Doubt you will find anything that fits the bill so try something cheaper more often. I've used Wilkinson's oil based and for the money its lasted no less than branded I would say.

    How large is the roofspace? If it's larger than 50 cubic meters could you limit it by partitioning one end off for "storage" thus bringing it under what would normally be PD as part of your application?

    Sounds like it's never been registered in the past. You could try looking at the land registry map search view to see if boundaries are present but they may not be accurate. Also look on your local councils planning website for applications near by which show the boundary of nearby properties...

    Most solicitors send their clients a copy of the paperwork during the process, did you not get anything? Depending on the property you can download the boundary plan from the land registry web site for a few quid.

    You could ask a few builders if they would do just those cuts with their saw, do the rest yourself. Probably wouldn't cost much for an hour of their time and much safer for you. Otherwise, as a diyer myself I would use a stihl type saw with appropriate blade, I would avoid an angle grinder...

    :shock: Never ever trust someone to do their job properly like that! Always get to know the paperwork yourself as it's highly likely they will wash their hands of any issues and leave you stuck!

    Yes, it seemed to be a lot of hot air over nothing, I didn't see all of it but didn't get the impression there was a suggestion of dangerous work, just that he wasn't registered for some reason. Surely there are people doing dangerous work, without the required skills for doing the job properly...
