Interest and then silence from trades

I guess that you're probably right on all counts. I refurbed the property myself and know what's needed with this bit, in quite some detail. I'm wanting a trade in now as I need it doing properly and with minimum disturbance to the occupants. I do tend to take a looong time when I do things...

Interest and then silence from trades

One for the tradees here. I posted a query on FB and had lots of replies. A few companies even contacted me direct, asking me to send details, saying they had availability and "could have a look straightaway". I emailed but made the rookie error of cc everyone in rather than bcc. Everyone could...

Can a very shallow layer of soil blockage result in noticeable roof damage?

House buying and selling is all a game. The prices are made up and always too high; the buyer will always try it on to get any discount; the seller, the same. It's all down to the negotiation or not. If you want it sold, you negotiate. They feel happy, you've got a sale. If not, just wait it...

Timber window panes..do they have to open?

The small ones don't need to be openers. In fact, would probably look better if not anyway, as you'll have too much frame to glass ratio. Just make sure that you have all / some of the larger ones as full openers to permit emergency egress.

    Call from plod.

SCAM every day of the week. But you know that. You should have stopped at "am I speaking to ...?" They clone your voice and the word 'yes'. Also, NOBODY calls 999 unless it IS an emergency.

    Paint flaking off internal walls

I've just heard back from the tenants. They say that they used the dehumidifier until April, for about 4hrs each day and collected a 'container' full each day. Whether this is a reflection on the amount of condensation being produced or, it's extracting the dampness from the wall, I don't know.

I've just heard back from the tenants. Yep. Two outside walls. The window wall and the back one in the middle pic.

    Paint flaking off internal walls

Hi. Thank you for your reply. Interesting re not applying SBR. I had assumed it was external, coming in but now I'm not too sure. I did purchase a humidifier for the property (it is tenanted) and asked that they use it religiously. I'm not sure how much they did do so over the cooler, wetter...

    Paint flaking off internal walls

The matt emulsion white paint is flaking off of a couple of my internal walls. At least I think it's the paint itself and not efflorescence as I've read elsewhere on here. Any ideas how to remedy it? I do have a long-standing water-ingress / damp issue in these walls and yes, I know that I...

How to install fire door closer

That ain't gonna work, unless it's a solid door. First time you open it the screws will pull out.

    UVPC handle removal issues

Have a Google of replacement mechanisms, you will see what it looks like inside the window body. ie you need to remove the whole lot to make it flush internally.

    UVPC handle removal issues

I would drill it out. Hopefully then, the mechanism will drop out.

    Acrylic bath is misshaped.

Sorry to say that you're probably stuck with it. Suppliers nearly always say things like, "must be fully checked before installation" etc. It's so that they can sell it on to the next unsuspecting soul. Solution: discard and replace or, make do. Can you tilt that corner up a bit? Put a shower...

    Upvc garden door dropped

Yep, that's adjustable. I won't spend time describing the process but it's all available on YouTube. I've done the same with success.

    Alternative to Google Timeline?

Looking for an alternative equivalent to Google Timeline now that Google have pulled the plug on being able to view and save it on the pc. Any options anyone? There's of course Polar-steps but that I think is to clunky and then excercise tracking packages like Strava etc but these are too...

    Upvc garden door dropped

No, you adjust all three. There are YouTube vids as to how to do it. Adjustment of each allows for tilt and / or general lift and also lateral movement if required.

    Pumped shower not heating

I have a Mira Vision, pumped shower that occasionally, runs cold / won't get up to temperature. Set on 42degs, it is only just body temperature. Last year (I think) I replaced the pump assembly as that was making odd noises. What is the part that I need to replace this time? Obviously some sort...

    Rad always hot

Thanks all for your replies. I'm planning (trying) to get the plumber back to have a look at it all. I suspect as suggested, it's the diverter valve and maybe the trv. For the basic cost, I'll get him to replace it anyway rather than trying to free it up. The call out charges are significantly...

    Rad always hot

This is a two-part query. My tenant is saying that the radiator in his room is always hot. I've talked him through checking that the trv is operational. He swears it is ie it is not loose when on setting 5, the highest (thinking body has come unscrewed and so not closing off when set to zero). I...

F75 error Vailent boiler - no running hot water

It's in a rental. I think the plumber wasn't sure at the time so did both just in case and to save a revisit and a further delay.
