Planning permission in AONB\ conservation area

Hi, I can see what they mean about your initial drawings...they will not like it because of the inbalance, especially what you have done in moving the window, you need to make the extension look like an extension. The revisions are much better. I would remove the step at the back as it...

Corner Plot - Over Garage Extension - Building Lines

I am not an expert but I think you may struggle here. I think if you created a full height extension then definately a no. They do not like blank walls facing highways. However maybe something lower with pitched roof and dormers which would make an interesting feature could work. I think...

    Planning Policies and consistent application

Well an update...the appeal was dismissed. The overbearing being the issue. The inspector said although a precedent had been set by the demolition and replacement of the other dwelling as the effect was on the new dwelling in that case and not an existing one he didn't see it as a precedent...

    Stud wall partition advise

It's the footprint of the whole Building. Building Control are normally very friendly people. Measure up, phone them, tell them what you want to do and they will tell you if it is exempt or not. I then asked them to put it in writing and they did without issue. Planning departments I have...

    Stud wall partition advise

Depends on the size of the garage and what you are putting into the conversion. If you make it habitable (Running water and sewerage I believe) then yes. If it is over 30m2 then yes. If it is neither of the above then no. We have just built a 23m2 Garage (Long single) The back end...

What is this? U-bend from inspection chamber?

I have one of these in my front garden it is a PITA. Thankfully since the nieghbour with children (flushing baby wipes we think) moved out it doesn't block up as much as it used to. It's shared and not my responsibility thankfully...although I will still rod it if it blocks as I don't want...

He he, I thought that, it's the one on the stairs which is at shoulder heigh when stood on the floor but as you go up the stairs you can reach it!

To use or not to use........

Not trying to be controversial but isn't ignoring the plugs etc the best and not making a fuss of them. I have a 3 year old, she has never shown the slightest bit of interest in a socket in her life. Light switches yes but not sockets. This might be because we don't make a fuss about them...

Building wall and roof overhand - feasibility

I didn't say they felted and battened it from the inside just that they built the roof from the inside that is as you say impossible. However what I do know is that the wall is built on the boundary and at no point did they put any form of ladder or scaffold on next doors land in order to felt...

Building wall and roof overhand - feasibility

We have recently had a garage built on the boundary line. Our neighbour is a complete c**k and would never have allowed us access (or to take their fence out in order to build the wall. One entire length of the garage 6.5 metres was built overhand. The roof was put on from the inside of the...

    Cutting bock paving kerbs?

Probably not the answer you are looking for but can you not do it without cutting and use pointing to create the angle. I think that is what most block paving contractors would do, some probably wouldn't even point them. Having looked here they say either is acceptable...

Planning refused for double garage at front of house

It sounds strange but looking at your pictures I think the council would have prefered to have the garage door facing the road. They don't like blank walls on street scences and whilst you have planting to cover it they may see this as a downside. I think the issue being that there is a lampost...

    Planning Policies and consistent application

I forgot about that. The person most likely to speak at ours is now selling his house so I don't think I would get an opportunity. If you were clever I guess you could ask someone you are friendly with to put in a suruptisious non legal objection and then ask to speak if it went to committee...

    Rules about Glazed windows

The hinges on mine are sliders sitting on the top and bottom of the uPVC. Is this still classed as side hung! I just saw he said South East London. I am in Reading so not sure I can help!

    Rules about Glazed windows

Where abouts are you. All my windows on my house have a flying mullion with fire escape hinges (hinge pushes the window to the corner of the frame rather than stopping it in the middle). I love them, in the summer it is like having the whole house open! I have bought some of these myself and...

    re-velux roof window

Planning is not required for roof windows I believe, you will however need Building Control. This company have an online quote system should give you a ballpark figure. http://www.loftsolutions.co.uk/ We had one put in about 3 years ago, I got the window off ebay for £100 and my roofer...

External Privacy Wall - Reducing its height (UPDATED PICS)

Looks to me like the top half of the wall on the inner skin was built into the window opening if that makes sense! If you remove it it will effect the house and it would need to be redone arround the window

    Planning Policies and consistent application

It is an interesting theory and one I have thought about. I also thought about chosing the oral method of appeal for this reason. The reason I decided not to in the end is that I decided it wasn't worth it. There have been a lot of planning applications around us and I watched what happened...

Well I have finally got round to submitting the appeal. The 12 week deadline was up on Friday...lets see what happens now.

    Moving a double socket

Don't do this as screwed joints must be accessible. You could do this and then use a blanking plate on the existing back box instead which will remain with the regs. (You can get flush fit blanking plates as well).
