If the problem was because of no eaves being fitted or insufficient lap over the lead then there would be a problem whenever it rained especialy if it was windy.

It seems that the stonework is badly cut, it should be cut to the same line as the rafters so that this problrm would not occur. It is a shame that a lot of new build is very poor, mainly because of un realistic build programs and out of sequence works caused by the poor programing.

I think you should check that the step in the box gutter is a minimum of 50mm and that the lomer gutter section is properly dressed up the step to prevent water creeping back.

The neighbours roof is a complete mess, i think the only solution for them is to strip it off and start again. At the very minimum the verge tiles should overhang the parapett wall by 50mm so that the rain would deip clear of the wall and not soak through your side of the wall. Good Luck...

That is a bit like asking how long is a piece of string lol. I would expect that you are looking somewhere between 4-5k but it could be more if there are a lot of valleys dormers or bonnet hips. I hope this gives you some help.

It is not a difficult thing to sort out. You need to board out behind the flue and form a proper lead burnt collar around the flue and over the lower section of the valley. The higher section of the valley dresses over the lead burnt weather slate.

If you had asked this before the recession i woyld have said they were worth about £4po -£500 per thousand if they were in good condition. Now probably £180-£200 and if then its not easy to find someone to buy them. Good Luck

Before he does any more work up there get him to put in writing what he intends to do and only allow him to proceed if your happy with the work to be done. As we have all said this shoiuld involve proper lead burning in the gutter. Good Luck

The soakers for your slates should be 375mm long nd nail into the batten on top of each slate course. It is available from Asphaltics or roofshop and should be available at any good roofing suppliers.

I think the cut section should be replaced with code 5 lead burned to the old with t print expansion joint if the bay is over 2m and turned into the gutter with lead burnt corners.

You should buy 180mm code 3 lead and cut and form ypour owm soakers with a 75mm upstand. Your step flashing should be done with 180mm code 4 with a 75mm water line.

From the pictures it looks like Acrypol or similar painted on yhe box gutter which is a temporary repair product. where the lead turns down to the gutter it needs lead burnt gussets to be burnt in . It does not look like a very good job

If the pitch is too low for the tiles you will not solve the problem.
