    When installed correctly, there should be approximately 250-280mm of tile showing under the bottom apron. Definitely not 50-60mm

    I suspect that was originally the coal shed, As per nose those slates must be struggling at that pitch, Moving the rainwater pipe that is discharging onto that roof would probably solve the problem. If you need something to paint onto the bricks then I can recommend Stormdry.
