New Extension, comments on costs estimated so far.....

I am 90% of the way through an extension project of a similar size. (Estimators on line = £53,000) Like you I had terrible trouble getting quotes from builders ... Those I did get in ignored my specs and desires and presented very unprofessional quotations (£40K to £72K). .... consequently I had...

    Transformer location in loft

Looking for some advice on location of 12v downlighter transformers in the loft of a new extension. There will be 270mm of insulation so I will have to try hard to get them above the insulation .... or shouldn't I worry? Also, would you bother to cut away the loft insulation above fire rated...

Door casing before or after plastering?

That was always the plan for my extension. I hate dry lining ...... 3 tradesmen all told me the same thing. Bonding on thermalite blocks will crack ... they were able to quote horror stories! Decided to play it safe.

Door casing before or after plastering?

Been playing this game over the last two weeks on our project. Quized my drylining / plaster man at length before starting. He was confident that 135mm casings and 12.5mm plasterboard would go (I was very sceptical) "I can wack the boards almost flat to the wall" he said. So I very carefully...

    Central Heating and Building Regs

Perhaps I shouldn't have used the term "get away with" ....... It isn't my intention to do a cheap build. The central heating already has TRV's (except the bathroom) and a room stat in the hall..... but I haven't provisioned wiring for a 2 port valve or budgeted to replace the oil tank...

    toilet \waste \plumbing

Not really an answer I am afraid ... but we changed a good old 1960 vintage toilet for a trendy compact jobby ealier this year and I would accuse it of similar. IMHO it doesn't hold enough water to do the job

    Central Heating and Building Regs

    Drylining / plastering advice please

I had 3 dry liner / plasterers round before chosing one, mostly on the basis of availability (I guess the best are taking bookings for next summer!) I discussed my door frame concerns with each of them and they assured me they could wack the boards close to the wall. I cut the all the...

Just back off holiday - In Morocco

Guesstimate materials cost for 30' x 10' extension?

I used http://www.estimators-online.com Very simple to use. Just send them your plans and £60. You get a complete breakdown of labour rates / labour hours / material cost + a materials list to punt around the builders yards. For information my extension is about 40sqM, single story, apex...

    Drylining / plastering advice please

I should say right away I am a bit of a perfectionist and am often disappointed when I get a 'professional' involved. My extension project is preceeding well. My mate Jamie and I did the foundation and floor. They are close to perfect. I employed a first class bricklayer to construct the...

Wiring into floor standing oil boiler

Had a look through the OSG .... can't see any reference to any special requirments w.r.t heat resistant cable etc? Should I run twin and earth straight into the boiler casing or swap to flex at the DP switch next to it?

Can I use a 92.5 deg soil branch horizontally

I have two WC's to connect. They are either side of a cavity wall and about 12" offset from back to back. Best I have come up with so far is to use a horizontal 92.5 deg branch (branch pointing upwardish) to pick up the first WC and a 92.5 deg bend into the second WC. My question is ... am...

Plaster or dry lining onto new thermalite

I getting conflicting advice on how to finish my extension. Construction is themalite block with 35mm celotex in the cavity. I am told plaster will crack and blow out on the thermalite blocks. If I go down the dry lining route I an concerned I will see the joins + one of the 3 rooms is a...

I am fitting a standard 840 x 2100mm UPVC back door with a 715 x 915 deep UPVC window butted against it. I assume I need to ensue both are well fixed top and bottom into the brickwork. What should I do at the joint between the two to ensure a good seal / fixing?

Soil pipes for back to back WC's

We are extending to the rear of our bungalow to create a new bedroom and shower room. The existing soil pipes (currently on the outside wall of the bathroom) will be encased within the new shower room to create a plumbing void between the bathroom and shower room ... but this leaves me with...

    RCD on a TT system

See my posting of a few days ago. Are you sure the main switch in the CU isn't an RCD? Assuming it isn't you can either replace the DP switch in your CU or add an RCD in a separate enclosure. Getting an appropriate RCD device can be a bit tricky. Not all manufacturers supply a suitable device...
