    Basements....

Have a read through this build. I went to see the guy and the cinema basement blew me away. Really nice bloke as well. https://www.avforums.com/threads/not-another-new-cinema-room.538125/

    Planning permission denied

What are you on about? In my case I spoke directly to the regional highways officer who pointed out that it wasn't designed to current regulations. We discussed the options over the phone and the plans were amended. All in all, 30 minutes, give or take, to amend leading to a granted application...

    Planning permission denied

No it's not. I've had exactly the same issue with a two story side extension I planned. Highways knocked it back so it had to be redesigned. New rules for off street parking came in, which I knew nothing about, so had to meet the requirements. Similarly to the OP, I found this out after a week...

Sorry, I meant in addition to other standard building methods.

    Basements....

I've understand why basements are installed in high property priced areas, such as London, because the figures work out. It can be cheaper to build one than pay increased property prices, especially stamp duty costs of million pound houses. I'd question the financial viability in other parts of...

Planning permission - moving entry door and stairs

I'm sure you're right. Each council will have their own specific policy on how they repspond to enquiries. The OP will find out soon enough from his own LA

Planning permission - moving entry door and stairs

Yeah, good luck with that. Used to be a time where you could drop in and discuss planning matters with a duty planner - now you have submit for pre-application advice - at a cost of course. Numerous departments in my local council seem allergic to writing an email response - obviously...

    Planning stupidity

Losing the 'rights to benefits in their favour' is a matter of adjudication of the lands tribunal, not a resident, not the holder(s) of the benefit and not the property with the burden. Regardless of a road being private you can't restrict access to a property that had previously been allowed...

    Planning stupidity

No point in disagreeing - I got it straight out of Smith & Keenan's English Law.

Suggestion for placement of new bedroom door

Personally, I'd move the door into the hall. A single door fixed the the right opening to the left. you then have space behind the door to build in a fixed wardrobe/storage which frees up floor space in the bedroom. Also, by removing the door from its current position you also gain the door...

    Building a soundproof wall

Some people over on an AV site I frequent swear by this stuff for sound deadening. When I built my home cinema I'll be using it, but you may **** at the price..... http://www.greengluecompany.com

    Fence posts near kerb

I think you'll be ok. If it were me, I'd sink some 150mm x 150mm posts, 450-ish high, capped, painted white with a white chain between. Should be visible from behind a wheel but high enough so that it's not easy to step over.

    Laser distance meter help

Same here. It can do a lot more than I let it. Not cheap though!

    Fence posts near kerb

The max height of a fence next to the highway is 1m unless you want to apply for planning permission. Hedges are ok though.

    A Balcony

I'm really confused why you're having a tough time understanding what the ground is?!?! In a building you might start with a space below ground - say a basement or cellar. This is lower than the ground level. Then you have the ground floor. This is the same level as the ground. Then the upper...

    A Balcony

Ground level is the ground, not the ground floor. Are you saying you're on a slope and the upper floor is effectively the main living area? This would mean the 'ground floor' is at first floor level. Pictures always help.

    Landscaper Costs?

With exception of the brick wall, this is all work well within the realms of a competent DIYer. If this guy is going to take a year then just stagger the work yourself and take on the jobs one at a time. You'll also have the satisfaction that you've done it yourself at a quarter of the cost -...
