To remove or not remove.. that is the question?

If you remove some more plaster from higher up the chimney breast face you might meet another lintel - perhaps a brick arch? The seems to be a metal angle iron (?) slightly higher up - what is it & what is it doing? Given that you will have to open up to specific dimensions (w x ht) then the...

    Gable end cracking thru brick

Can you post pics showing any cracks inside the property? You refer to the render expansion joint I presume. Have any walls been taken out or lintelled over below the dormer? Has the gable pike been built with block or bricks - how was it constructed?

Kitchen counter top join swollen with water ingress

As above - the only possible solution. Its too late for sealing, excessive moisture is already inside the particle board. Movement will continue until both legs of laminate are disturbed. Its possible, given the poor installation that the sink cut-out has not been sealed either, and may also...

    damaged staircase

You appear to have slightly pulled the stair stringer away from the wall. You can drill - plug - & screw the stringer back to the wall. If a joiner is on site then leave it to the joiner - just in case you have made the stairs unsafe.

Remove floating chipboard floor or overboard with ply?

I meant the dimensions of the chipboard sheets. Until the insurance co has finished their work then its best to hold off making any decisions as to what to do next? If both rooms were water damaged then presumably remedial work will take place in both rooms? W/M vibration has nothing to do...

    Kitchen Hood duct

OP, Why not post pics & indicate the direction of the joists? What "make holes in joists" means I dont understand - you have to be v. cautious about cutting into joists. MisterG, A similar answer but why not start a fresh thread for your concerns?

    Replacing wallplate inside brick wall

I still dont understand why you are intending to replace all the joists? The new pic shows the bitumen under the plates. Cutting off the joists tails that rested in the wall pockets, and removing any other rotted joists is simple enough - likewise, safely removing the embedded plate. If you...

Remove floating chipboard floor or overboard with ply?

Thanks for your detailed replies. So you have sheet vinyl over chipboard (dimensions?) in the kitchen. A more likely cause of bounce than chipboard would be the joists? Can you open up the floor at a joist bearing outside wall, & see if any rot exists in the joist tails. The span might be too...

    Replacing wallplate inside brick wall

Will you post a pic of the solid floor that you are standing on - showing how the joist tails meet it? Why, if I understand you, do you intend to replace all the joists "closest to the camera" - or do you mean that all the joists in the room will be lifted? Whats going to happen to the hearth...

    Damp Basement Conversion...

The Blackjack is almost irrelevant without a context of info variables and pics. If you want to inform yourself then perhaps do as I suggested, and research the matter.

Can I use APD to prime a wall for plaster

For the sake of a few quids worth of PVA why not stick with the usual method, and use two coats of PVA - when the second coat goes tacky then you skim.

    Damp Basement Conversion...

Did the first builder actually apply the Blackjack? Have any of your new neighbour's managed the trick of getting a dry basement? There's a whole range of variables that you might like to look up by searching on here - without knowing much more about the basement situation I'd find it...

    Replacing wallplate inside brick wall

OP, First thing is to de-nail the joists. Are there air bricks giving through ventilation below the FFL? Remove the remnant of floorboard. I can see some masonry in a joist bay - is that the remnants of an old chimney breast hearth? Is there a knee wall in the middle of the joist span? Do the...

Remove floating chipboard floor or overboard with ply?

    1. The kitchen floor: is it suspended? are there or have there been any damp issues? are base units and appliances in-situ? is the present kit FFL level with the living room FFL? 2. The living room: is it suspended? any damp issues? any floor movement issues? Is the external ground level...

Flat Roof Bay Window Lead Flashing - Leaking

If you can work on the area in the pic by hanging out of the window, how come you cant take a pic? Tied in with a line and guarded by an assistant, why not go on the flat roof through the window? The lead flashing across the back of the bay and the pointing needs to be removed, and a pic taken...

    Fireplace

Your pics show a SS flexi-liner stub - not a flue. The SS flexi flue liner should be entirely removed. The metal Register plate can be also removed or left in position after removing the SS liner. But it might make sweeping the flue easier if the plate is removed? Any other flues should also...

Recommisioning fireplace and chimney shedding soot

The "steel liner" you refer to, is it a hard wall pipe or a flexi liner? Typically, the flexi liner must be removed for the flue to be swept. Perhaps moisture is entering the flue or the liner at the chimney stack terminal. Given that the flexi liner is best removed from on the roof at the...
