    Chimney breast previously removed

Is that a gable wall or party wall? looks like the perlin is supported by the chimney and if the chimney is not supported adequately that could be an issue? maybe pull away some of the insulation and get a closer look towards the bottom of whats left of the chimeny in the loft may see something...

Sloping Garden / Excavated Garden Room

I'd go for a civils and groundworks contractor for the dig, drainage and retaining wall structure, and a general builder or garden room specialist etc for the actual build of the garden room. I'm sure you can get someone to do it all but they would probably sub out anyway or cut corners with...

But what is the problem in reality? Assuming they do a good job of T-ing into the current shared downpipe and gulley, what does a bit of porch roof run-off matter to you? Exposed purlin end under overhanging eaves - rot?

Not sure covering the rot with a lead flap is much of a long term solution? And cutting back the timber and gluing on some more in its place will act as strucutral support for the overhang which the perlin serves as? Would 1 method of repair be to cut a new hole in the wall slightly higher...

Insulating bay window upstairs and ceilings

I did this very similar to my 1930s curved bay window recently but 75mm PIR as the studs were 100mm. Others may know more but as I had new breathable membrane on the roof, the vapour is as not as much as an issue, where as you may trap vapour between your older felt and the PIR is your concern...

    Roof valley detail?

Yes thats what I did with my extension. The layboard had to be quite wide to catch the cuts of the jack rafters
  17. K

    Roof valley detail?

Something also is that the layboard option also limits useable space in your loft as the commons prevent you getting any thing past to get access into the extension are beyond etc
