    Fence ownership confusion

Fair, thanks for the info. I've always seen sharing the cost of a fence as worse, given it sets up disputes of who maintains the fence and pays for repairs, upkeep and how the situation may change if either party move in the future.

    Fence ownership confusion

I did put the info on the original post, the deeds all just show boundary, not fence line, even the new build property that was put up in the last 20 years.

    Fence ownership confusion

So I was due a fence quote being done, but I'm still unsure which fence is mine. See attached diagram with the post. Fence A is owned by the other neighbours, so that's not mine ( I know for a fact as they replaced not long before I moved in) Fence B faces onto a house behind mine (and the...

New windows without trickle vents - future problems?

True, I was just basing it on the fact the poster mentioned due to blowing wind and rain one of the wooden frames is already rotten! Sounds like someone building a house out of wood near a volcano!

Getting rid of a rodent smell in the garden

Do I remove the quicklime when the smell is gone? I've not used it before, so it's new to me

Getting rid of a rodent smell in the garden

So, about a week ago I knocked down an old shed from the previous owners. It used to have a terrible rat problem, and was full of rat droppings. I cleared the shed out, rat poop and the rest ( rat skeletons as well, so I know they're long gone - plus I haven't seen any since I moved in) I then...

New windows without trickle vents - future problems?

Not an expert at all, maybe I got lucky - have you tried several companies for quotes and to see if they all agree that trickle vents must be fitted? I wonder if it's due to them being wooden frames and as you're replacing wood for new UPVC, trickle vents must be fitted. Where as if you were...

Window frame screw spinning in brick work

Hello! I had some new windows fitted recently and noticed that on one frame, one of the screws fixing the frame to the wall is spinning and won't tighten. Is there an easy way to refix it to the brick work without removing the frame or drilling a new hole? It feels like it's fine as it's only...

New windows, friction grub screw won't tighten

Recently had new windows fitted, noticed one window keeps blowing open in the wind. Went to tighten the friction grub screw and found it doesn't tighten, it keeps spinning. I guess the plastic housing is worn, but no idea how as they're new windows and I've not touched the screw before. Going...

New windows without trickle vents - future problems?

Hello all, small update on my side. The window fitter is completing a CERTASS self certification for my windows being fitted, so looks like it is all fine with regards to my windows not having trickle vents and acquiring building regulations certification. Just waiting for final paperwork, but...

Is it possible to change the primary door on french doors?

Hello! Recently had french doors fitted, with the left door (when viewed from inside) opening first. The right hand door has the flying mullion. After fitting I realise I didn't think it through enough and debated changing the right hand door to be the primary door to open first. Is it...

New windows without trickle vents - future problems?

I think solicitors can request it as part of a sale. I know when I bought the property the seller had to provide a fensa certificate for the door they had fitted. The main obvious tell is the glass, as it has the manufacture year printed inside the panel

New windows without trickle vents - future problems?

Yeah, very confusing subject. Ultimately I don't have any fitted in my new windows, looking to get a certificate from the fitter under the competent person scheme to see if I can Ultimately, It'll only be an issue if I come to sell, so guess I'll cross that bridge when I come to it.

New windows without trickle vents - future problems?

Nope, no certification. They were from checkatrade, if that means anything. Don't think they were fensa accredited. In hindsight, sounds like I messed up Edit: Turns out the are listed as a competent person on their website. I will chase them for a certificate tomorrow!

New windows without trickle vents - future problems?

I recently had new windows fitted into my 1950s property. The original windows didn't have trickle vents - the new windows don't have any either. I didn't realise at the time it was a legal requirement? What are the potential problems I have going forward since trickle vents weren't fitted...

Sharing cost of new fence with neighbour

I've looked and title deeds just show the boundary line and not ownership of fence lines, frustratingly

How much of a concrete foundation should be visible above ground level?

1950s house, concrete foundation. Damp proof course I think is on the concrete foundation before the first row of house bricks. The survey mentioned the flower beds were banked up high around the property above the foundation so I dug them out in places to expose the foundation. One corner i...

Concrete slab floor - which underlay is best for warmth with carpet

I recently carpeted one room in my house and put down 10mm PU underlay and a low weave carpet. I've since found the floor can still feel quite cold in that room. Before I redo any other rooms, I wanted to find out which underlay is better or preferred. Is PU not thermally efficient enough, or...

Sharing cost of new fence with neighbour

Thanks all for the insights! Will definitely look at getting my own quote. In his defence he did say if wasn't an urgent thing, something to consider when it was affordable so maybe no ulterior motive - but who knows. After consideration, I'd rather be solely responsible for things like this...
