    Have a look at the hot water boiler. Does it say Boilermate on it anywhere ? If so the timer is for your central heating. Yes i know what a ridiculously confusing idea. EDIT: from re-reading ur original post you say youve just purchased this house, as in brand new house ?

    Id be tempted to say that the flue is not correctly installed. Condensing flues should run back to teh boiler and such condensation is discharged through a drain in teh boiler.

    Defo sounds like an airlock problem. U can tell if the pump is running by removing the large screw on the front of it, catching any escaping water with a towel, and stick ur screwdriver into the "hole" where u have removed the large screw from. Ur screwdriver will rattle against the pump motor...

    Mate ignore these planks. I aplogise for their attitude. Clearly u have a problem with the Flux Capacitor valve on the boiler which fails commonly on this model.
